Seems to me you have solved the problem.

I’d stick with the window unit idea. Don’t tell him anything. Then when December rent is due, pay rent minus what the window units cost. No lease, no problem.
If he bitches, then keep the window units and have your daughter tell him to F off old man.

Read the rental agreement very slowly and make sure you understand everything. There should be something in there about who is responsible for repairs.
ETA: Just read where there was no lease...She fricked up by agreeing to pay rent on a property without a contract.

Just to be clear - you have a friend of a friend who's been giving a below market deal on rent ($750 for a 2 BDRM is crazy low almost anywhere), with no official lease in place (so essentially operating month-to-month and landlord can have you move out with 30 day notice), and you're bitching about him proposing to raise the rent?

You can, but you need to be careful. I would just go with the window units.
To legally use this article, specific conditions must be met:
Landlord Obligation: The repair must be something the landlord is legally required to fix.

Necessity & Cost: The repairs must be truly necessary for habitability, and the amount spent must be reasonable.

If its month to month, leave the property immediately. He will have a hard time charging rent for a house without AC.

We had a landlord do this to us when I was a kid. My dad was too nice. He put two new window units in and then we moved out. Guy said he sue if we took them. I was 14. They quit working shortly after we moved out.
