Not sure what the laws are statewide, but in orleans parish residential units must be able to be cooled to at least 80 degrees in all bedrooms.

She'll be hitting that threshold pretty easily.

Sounds like she has three options:

- move out
- get some window units
- get fans and deal with it

If the rent is cheaper than a new place, I'd probably get a couple of window units and then either sell them to the landlord when I left or take them with me.

If that is the case then have her move out.

Not good to not have a lease but in this case nothing is binding. Find a new place for 5 months. He will have to get it replaced before a new tenant moves in.

First of all. This might be one of the more difficult types of people to deal with. I am not one to get into the whole "boomer", blaming shite on the generation a person is from thing, however; for the... just over a years and a half, I have had to be around someone in their early 80s (and in good shape for their age) and it has made me stereotype people more when they are beyond a certain age.

They are truly stuck in their ways, do not like change whatsoever and some of them have a certain entitled attitude. This particular person once told me "You work all your life and yeah you have a retirement, but as much as we contributed to the government you would think they would honor us by doing certain things like not having to pay taxes when shopping, etc".

That comment actually caught me off guard. One of those comments where you think "wait.. did he just say..?" but then after that I started to notice subtle things that I could see stemming from that mind set.

I will just say that to actually get something do it would likely have to involve taking the legal route which if she has window units and is leaving in January, its not worth it at all. If they have an idea of how something works, they don't give a shite about what the law or a contract or whatever might say.
