A/C broke. Landlord said you want A/C you pay for it!

My daughter's landlord told her that it's going to cost him $7500 to replace the A/C unit in her 1-bedroom house and that if she wanted him to fix it then he would have to increase her rent.

Side note: The landlord is an extremely hardheaded 82-year-old Italian that owns several other rental properties locally.

How would you handle this?

We bought her 3 window units for right now since she's moving out of state in January.

Exactly how you handled it. frick that. The landlord has to assume that cost as a cost of business. Sure, he can raise the rent, but she can put 3 window units in there until he tells her not to. Then she can probably take some sort of action against him for forcing her to remove air conditioning in the summer.

Landlord can increase rent on the next lease

Otherwise lawyer up but that lawyer will cost more than them raising rent

Lots of landlords are leeches who want all of the benefits of managing a property with none of the headaches. They need to fix that shite.

Offer to sell the landlord the three window units for a dollar for dollar reduction in the rent and that way he doesn't have to fix the A/C after she moves out. Win-win.

Great way to get an eviction on your record. You can pay to fix the issue and then withhold rent to compensate, but you generally can’t leave the issue unremediated and stop paying.

Eta: I posted this before seeing that window units had been purchased and that there was no lease. Everyone can basically do whatever the frick they want in this situation

well that does change my view of the story.

Is he renting it your daughter below market value as part of the friend of the family deal? and now that he has a capitol cost he can no longer afford to give that deal?

Civil Code Article 2694 - you can fix a broken A/C yourself and deduct the cost from your rent

Is he giving some sort of reduced rent deal because he is a family friend? If that's the case, using 3 window units for the next 2-3 months doesn't seem like a terrible solution.
