Dude, that is WAY below market rent for a 2 bedroom just about anywhere. Even without a mortgage, he can't be cash flowing much on that after paying property taxes, insurance, and smaller maintenance issues.
I'd be thankful for that $750 rate for 2 years and just get window units for now like you did, especially since you said she's planning to move out of state in a few months anyway.

There is no lease because its a "friend of the family" situation and the landlord has been charging her a far below market rate. $750 for a 2 bedroom house. Landlord knows that he's giving the tenant a sweetheart deal on rent and isn't making anything from it.. So that's why he said he's going to have to raise the rent if he's got to put out $7500 for a new AC unit.

Egregious violations like this come with trebel damages and I used to make a sport out of making these kinds of landlords eat shite.
Most of these bullies hide behind the perceived difficulty of bringing a case; but fact of the matter is this all goes to small claims court and they don’t realize they’re about to get their arse kicked until it’s too late.
But yes in the meantime install window units and deduct the cost from the monthly lease. Now it’s your daughters turn to hide behind the difficulty he’d have to go through to get an eviction notice, which he won’t be able to because he’s the one violating the lease.

He's been renting this house out since the early 80's. I'm pretty sure that he's clearing something off of it.
It's located between Hammond and Albany off of Hwy 190
The pros to this deal was he let her move in without paying a deposit, does not inspect the house monthly and if the rent can't be paid on the first he gives her until the 10th to pay it.

She can break the lease and move if he doesn't fix it. He is required to provide her with a habitable dwelling.

Ride out the 5 months and then move and take the units with you or ask if he wants to buy them.

Still doesn't make sense. Its his asset that needs repair. There is no difference. If she pays, then rent stays down...but it will take her 3 years to recoup the cost of 750 (3 x 250/mnth)
Let him pay, and pay higher rent, as long as its shorter than 3 years

He’s probably charging her well below market rent and is suggesting to cover the cost of the AC, he’ll have to charge market rent.
