My cousin lives there. It's the template the cookie cutter is made from. Terra Bella is the Stepford Wife of the Northshore developments. If it bathed itself in bleach it couldn't be any more sterile. If Disney and Southern Living had a test tube baby it would be Terra Bella. There are some nice homes but the premium you pay is for self deception on a tiny lot. Old Metairie house on a Kenner lot.

Yep. I will however add Riverwood to your list (although it's CCC adjacent) and honorable mention to Magnolia Gardens off Military Road.
And I will give credit to the developers of the The Sanctuary. They left a lot of natural foliage and kept the lots decent sized to emulate the feel of TCE at least.

Born and raised in Abita Springs and spent 46 years of my life there. Old Mandeville, old Madisonville, old Covington, and Folsom would be my picks if I had to move back. Kind of lost love for the Northshore after Katrina. Infrastructure still hasn't caught up IMO, and for the cost of living there now I couldnt justify moving back unless I absolutely had to.
Everything is relative though, and it beats the hell out of BR.

Now visit it, especially original parts (back). Custom and unique architectural facades. Far from it!
It exists in new parts. Greedy developers doing work in new parts.

It is Stepford ethos, but it is not cookie cutter. White bread yes. Northshore hue.

Grew up in Metairie. Moved to Mandeville in 2008. Love it. Several things to consider....
St Tammany expects to require several thousand new homes by 2030 or 2031 to meet demand. There will never be a time when building is not expensive, or home prices have come way down. Just get in.
I have heard Covington public schools are much worse than Mandeville, although I never sent my children to public school so I can't comment for sure. However, I come across and have met several kids from the Mandeville public school system like Mandeville High, Fountainbleau, and Lakeshore. Very good kids overall. If moving to Mandeville, there are favorable public schools. It seems the best district is with Mandeville High/Tchefuncte.
Madisonville is too rural for me. Some people love it.
Traffic in Covington/Madisonville is worse than Mandeville. Mandeville has the best traffic flow. If you tried to have a text message conversation with someone while driving but could only send and read while stopped, you would not get through the conversation. That is my gauge for which areas have the best flow.
It seems that Mandeville has more wealth overall. Also, the infrastructure in Mandeville seems to be more in place than the others.
1088 and the land off the new road to Pelican park will likely be the next big developments pertaining to Mandeville.

For real? What happened that Covington is so bad? Theirs the new charter school opening up in Covington, may be worth a look. There doesn’t seem to be many non-parochial private schools over there or chatter about them to see what’s good or isn’t.

It's not about being bad. It's about going to school with black people. In Covington public schools your child will be around all income levels which include black people. Your child will attend school with kids from all walks of life...rich and poor. The education is there for people who desire it and demand it. It will also teach your child to be in the world with hicks, blacks, and preps and not to be shocked or isolated in the real world. I went to Covington High with current Doctors, CEO's, garbagemen, and farmers, and they're all good people.

The Covington schools are going to see a dropoff. A charter school just opened in Covington and will probably take quite a few of the better CHS district kids. It'll be a 4A type K-12 in about 5 years.
