I think the area from the Mall/Ambassador to Maurice will be a good sweet spot for the nerds who have wives to live. There’s tons of development potential just west of the mall too.

Double that selling Modelos 5am in the morning before work and probably get fair amount of business at lunch time. At least that my personal observation at the convenience store that is close by. I question the construction of the McMansions that being thrown together.

I grew up 2 miles South of The Curve. Cousins own it now. He use to own a crop dusting service in Mississippi along with a couple strip clubs. They will feast.

Pecan Island will have more in common with the Cape than with Starbase, TX. It will be manufacturing and launch, not research. The biggest money maker will be infrastructure improvements to access the site. The Cape has a population of about 10k. Starbase has a population of about 500, but you also have Brownsville nearby with 180k.

I think Lafayette and its southern suburbs will be a big winner here. There are plenty of nice places to live in Youngsville and Broussard, the school system is decent, and the drive is currently about an hour. Improved roads will make that trip shorter. UL-Lafayette has strong NASA connections and an above average engineering college, so they will benefit as well.

What could be interesting is whether Space Force will get involved. Space Force does not have a base or station on the Gulf Coast. Having launch capabilities over the poles will be huge in the coming decades.
