if the appraisal jumped 4% after they took down all the clutter and cleaned the place up, that might be believable, but this story is 100% unadulterated BS

So they followed the rules that all realtors recommend. Removing personal items and adding items that buyers relate to and can feel more a part of has a major impact.

The narrative being sold is housing prices go down if it's known that blacks lived there as opposed to other races.

My thoughts:
- There are a lot variables that need to be normalized before one can conclude that racism explains the different appraisals.
- My last two homes were owned by Asians and blacks. We knew that. Had zero affect on willingness to buy. Never knew we were getting such a deal!

Exactly, appraisals are based on comps, and how "updated" the home is. It has nothing to do with the color of the homeowner. So tired. So so tired of this.

Nope. Every single one was a drive by or done on the exterior only. Inspectors are a different story, but I’ve never had an appraiser do interior.

I recently had a $100k difference in appraisals conducted in the same week. It's equivalent to ~20% change.
