I used to do appraisals and home decor is not a factor.

Predominantly black neighborhoods have lower property values because of higher crime rates and lower performing school districts, not because you have a picture of Uncle Jay and Aunt Felicia on the wall.

The appraisal should not have been that far off value the first time it was done. It's a reasonable conclusion that the first appraiser was a redlining a-hole.

Thoughts

1) no one has generational wealth from an appraisal. Selling the place would and the market price would adjust correctly

2) need to see both appraisals...did the first appraisal not count a renovation/addition that had not been approved yet?

3) ortega for the most part is a very nice area. Lots of large river front homes but 465 is still a nice place. Congrats?

4) there is an appraiser problem. Exacerbated by legislation from the 07/08 meltdown but ive seen over 5000 appraisals in my life....i cant say that i have never seen one 40% off but i don't remember that drastic of a difference

I would believe this were true or an issue if they removed all their blackness and their neighbor's houses went up by 100k. I'm not really surprised that a family who has their house decked out in 'da struggle' leaders would look for something racist to complain about so they can act like they're oppressed living in 330-500k suburbia.

I didn't think homeowners were normally at home when the appraiser arrives. Maybe that was the reason the appraiser was surprised.

Well to start with you generally don’t want the owners, or the buyers around when you do an appraisal.

A 40% change in an appraisal is complete bs, absent some major change to the area which would drive prices up. For which you’d have the comps reflecting it.

I'd like to see the comps used for the separate appraisals.
Generally the comps have major impacts on the end result appraised value
