Holy shite.

Sell NOW because a neighborhood with 3,000 sf mixed with 1,650 sf is a Horton Hood.

The market is crazy.

We bought our house back 2 years ago this March. While we were in the lawyers office, closing in the house, we found out that Jon Bel had shut down the schools due to Covid. There was already talk of shutting down non essential businesses. Very uncertain times for buying a house. We left with mixed emotions.

I joked that with the future economic collapse, we bought our lake house at full retail and they would soon be priced at “2 for 1”. Lol.

Prices have gone through the roof since. Doesn’t matter much to me because I won’t sell unless something unforeseen occurs. I just find it crazy how the market swung.

I will keep my 110k 1600 square foot brick home built in 1982. I purchased it in 2010 and it recently appraised for 175k. We may build a larger house as our kids get older but for now I am happy with it.

No shite. I bought at $134/sqft, and that is the lowest I’ve seen according to Zillow’s records (not the actual lists). I’d put my house with interior finishes on the middle to mid-high (certainly not on the high-end of either the neighborhood or life in general). Size is on the upper end of the neighborhood. But houses half the size with a step/half-step down finishes are going for $160+/sqft.

Just saw a house in Austin listed at $379 sq/ft. and thought "wow that's cheap".

A housing market crash just like 2008 is not going to happen this time because now we have significant inflation and thus devaluation of the US Dollar.

Therefore, real estate is now a more durable store of value compared to housing market values of 2008. Value may drop a little(though I think it may actually hold or increase), but in now way like 2008.

We bought a 1990s fixer upper for 190k July 2020 as our first house. We hated new build cause the neighbors are on top of you. And communal mailboxes makes it seem more like an apartment.

Fixer uppers are fun for TV but not in real life. Finally bought new furniture last week and our dishwasher decided to break and ruin the kitchen floors. Joy.

Next build is def. going to be custom without an HOA.

I will never live in one of those DR Horton type communities. Our real estate agent convinced us to go see just one and when trying to take a picture of just the house I counted 4 others in the photo.

I've learned to be a DIY electrician, appliance install & repairman, painter, fixture installer, pool boy & carpenter.

I don't do any of these things particularly well but I cannot fathom how much we would have spent hiring this done especially given how many times my wife changes her mind on lighting.

My favorite moment was a couple of months after having installed her DREAM chandelier on a 14" ceiling a guy shows up at the door while I'm working and says he's here for the chandelier posted on buy/sell/trade.

I was furious. I had to remove it without tearing it up (18 light fixtures) and it felt like 500 pounds and had ugly wiring sticking out of the ceiling for another 2 months while she shopped around for a new one.
