You didnt get a 3000 heated and cooled spec with a lot for $325K just a few years ago unless you bought a modular home

It's an open concept so the entire downstairs is open sans the half bath, laundry room and master bedroom.

i wont even post what my house is worth because when i hear it out loud it sounds like science fiction

we're seriously considering some major downsizing and investing the windfall.

There are quite a few new developments around that are starter homes and are listed at 330k and higher.

There is not one thing you could explain to me that would make a valid reason why a starter home should even be close to that price

no kidding. there's like 3 or 4 houses on the market right now in my area which usually has hundreds and the sellers are 'opening house up for bids' so its absolutely insane what the market is doing.

we have a pool and with the backlog for new pool builds in this area stretching out to 2 years, what has always traditionally been seen as a 'no value add' is suddenly the hot checklist item for buyers.

We put a pool in last year. The house appraised for well more than the pool cost when we had it appraised again after.

i'm going to dig up the last 10 years of OT threads on "those idiots who install in ground pool money pits" and bump them

eta for transparency purposes even though i had a pool at the time i was siding with the ones who said it was a terrible home improvement investment.

I bought my house in 2016, it's nearing doubling in value since then.

That's definitely not a brag as it does me no good since we don't plan to move any time soon. It's more detrimental with the raised property taxes, but I'm certainly not complaining either way.

I just hope it's still worth a good bit more a decade from now when my kids are out of the house, and the wife and I move out of the area.

I bought mine after the storm from some older people that didn't want to repair it and right before the market increased. I would have been happy with the projected after repaired value at the time but now I am looking at over a 260% return if I sell it and that is not counting any value added to my guesthouse that I am also remodeling. March will be one year since I purchased it. Just got really lucky all around with the storm and timing.

The only issue I am worried about if I do sell it is that I will be in a price point where homes in LC dont move very fast.
