They have a few of these plans for Nola. The lot at Annunciation and the bridge has been through two different developers trying to build a similar building. 600k for a mid level unit. Can’t believe the building near Rouse’s in the CBD was built. Although I respect valuations and people’s idea of build it and they will come, Nola has a much stronger (likelyhood of selling) market for 2mm+ than BR. *those 2mm+ homes have address in the LGD or are facing Audubon Park, not the shitty Crescent Tower.

The building takes up the entire lot. No parking.
Each floor is 2100 square feet.
Deduct stairwells, elevator shafts, duct shafts, plumbing chases, etc., how much living space will be left?
1700 square feet perhaps?

1700 square foot of living space with no parking!!!

Those new buildings at South Market seem to be doing well , many at $1mm +. A nicely done unit at One River Place is $2mm+ and if recently renovated they sell quickly.

It seems like when something is built downtown it's always a 4-6 story building for some reason.

Positive it will cost more than $50MM. It won’t work on that price of property / needs more than 1 unit per floor to be feasible in our market - architect does not equal “business man”

Winston Salem has a larger population than BR, Des Moines is close and Little Rock is about 30,000 less.
