Cost 50 million.. selling 23 units for 2-2.5 million... where exactly is the profit?
In NYC, maintenance fees (equivalent of hoa’s Here).

They have a few of these plans for Nola. The lot at Annunciation and the bridge has been through two different developers trying to build a similar building. 600k for a mid level unit. Can’t believe the building near Rouse’s in the CBD was built. Although I respect valuations and people’s idea of build it and they will come, Nola has a much stronger (likelyhood of selling) market for 2mm+ than BR. *those 2mm+ homes have address in the LGD or are facing Audubon Park, not the shitty Crescent Tower.

Who in their right mind would buy a 2 million dollar apartment in fricking Baton Rouge

Thanks. Your congratulations was just what I was missing today.

The building takes up the entire lot. No parking.
Each floor is 2100 square feet.
Deduct stairwells, elevator shafts, duct shafts, plumbing chases, etc., how much living space will be left?
1700 square feet perhaps?
1700 square foot of living space with no parking!!!

I hear UGA fans are gobbling them up.

Hope the developer can also find some "sophisticated" parking, to meet the demands of his well heeled future tenants...lol

Des Moines, IA
Winston Salem, NC
Little Rock, AR
Baton Rouge is more populated than these three cities and yet they have a much nicer looking skyline/downtown

It seems like when something is built downtown it's always a 4-6 story building for some reason.

Exactly. It’s really odd.
Posted on 10/25/18 at 8:41 pm to Paul Allen
Positive it will cost more than $50MM. It won’t work on that price of property / needs more than 1 unit per floor to be feasible in our market - architect does not equal “business man”

Winston Salem has a larger population than BR, Des Moines is close and Little Rock is about 30,000 less.

The rendering left out the Trahan signature exposed PVC pipe.

They build it short enough so you can’t see scotlandville from the top floor

There are currently 20 for sale over 2 million that are being advertised, there are others that will not be on the MLS, the Baton Rouge market is always underestimated.
For sale and sold are very different things

Oh good. More bullshite that Trahan draws up that never happens.
