Baton rouge screwed up a long time ago by allowing tall buildings to be built in places other than downtown. Put the marriott, jacobs, shaw buildings, plus those ugly tall buildings on florida blvd. downtown and you'd have a decent skyline.

Its really just one in the long list of terrible decision by the city planners of baton rouge.

There are plenty of homes in that price range in BR. Some people own businesses that are tied to the local area. Hell, my sister's house is probably 1.5 mil.

I don't think there's much of a market for 2500 sf condos at that price though. You can buy a 10k sq ft house in UClub for less than that.

The negativity in here is unreal.

So many moan about BR being behind other cities blah blah blah and then something cool like this is announced and shat all over.

Sure it’s ambitious and has little chance to be built, but it’s exciting downtown is making the progress it is that someone would even consider it.

That’s my point. A $2mil house is one thing. A $2mil 1/2 bedroom condo is a completely different animal. People who want and can afford a $2mil 2 bedroom condo don’t want that condo to be in BR

New construction is great. New construction that meets no demand and turns into blight is not.

I just dont see a market for $2MM condos in BR.

Trahan's best attribute is self promoting. He is an expert and that is his strong suit. The PR helps attracting new work and AIA Design awards. I would love to have a view of the Exxon plant up river!

100 upvotes. Took the words out of my mouth. And what have we done? Talked about it for 5 pages...exactly what he needs. IF it goes forward, it will be VE'ed half that hgt with structure to go another few stories in the future.

So if I understand your post Downtown is making progress because an architect did a rendering on an impractical building?

No, I believe Downtown is progressing because developers are spending money to renovate many of the old buildings and building new buildings. Drawings of potential projects come and go, but real projects make an impact.

This.

A skyscraper with the footprint of a standard house, full of $2M to $2.5M condos, with no parking, wanting a 25% NONREFUNDABLE deposit, well that's just ludicrous.


Although, I'm pretty sure this part, ""It’s a lot of just 2,185 square feet he has owned for more than a decade." is just shoddy reporting. That can't possibly be right, there would be no room for living space once you put in the stairs, elevators, structure, and MEP chases.

No you have it backwards.

Downtown is progressing a little each year to the point now someone would even spend money considering this type of project that looks like something from Austin / Nashville.

I agree it’s most likely a pipe dream today.

There are 3 condos attached to 525 Lafayette downtown that I believe sold for over $1 million a pop.

Blew my mind. I'm sure they are nice, but the view isn't that damn good.

Trahan is smoking crack if he thinks he will sell 20 of these for $2 million. This isn't San Diego.
