LOL at Baton Rouge trying to emulate Austin...

It'll never be finished in time and...
I see some exposed PVC.

Does Baton Rouge really have a specific building code that no downtown building can be taller than the State Capitol?
Not in any code. BR Development is governed by the Unified Development Code. The lot Trahan owns is zoned C5, which per section 11.103 of the UDC does not have a height limit.

Richard Preis laughs at this...

Why would anybody pay that much to live in the ghetto

This is going to make Wampold's plans for the old LNB building look like a bargain by comparison.

BR rarely has over 5 residential sales in a year Over 2 mill
There are currently 20 for sale over 2 million that are being advertised, there are others that will not be on the MLS, the Baton Rouge market is always underestimated.

Definitely hurricane friendly
I'm in the glass business and good friends with the designer of a butt-glazed frameless window system that meets hurricane wind loads and missile impact standards. shite's pretty incredible what you can do with glass these days.

Predicted BR game changers:
IBM
Tram
Trahan Place
None have had the impact like Joe Burrow had.

None of this makes any damn sense.

$1000 a square foot is Manhattan pricing. This is delusional.

1. This will never get built.
2. Trey Trahan's designs usually don't work, so if this thing does get built, expect it to leak, mold, release toxic gas, or have glass window panes that randomly just fall off the building.
3. There is no way there is a market to support that many high-price units in Baton Rouge.
4. I don't see any parking.
5. If somehow there is a market, it does get built, there's plenty of on-site garage parking, and it's miraculously built well, this would be a really incredible addition to Baton Rouge. The IBM Building was a big improvement for the river front, and this would be the next big step. I hope they eventually fill in those empty lots between Florida and Main, including that big surface parking lot next door to Bengal Tap Room.

I also think there’s a housing bubble in metro BR

Would do better if he bought out a few blocks north of LSU and put houses there.
2 bedrooms in Manhattan are not even going for 2.5 million

Might consider for my butler if it has a helipad

He has a tiny lot in the 300 block of magazine in nola that he keeps proposing crazy designs for.
It’s like he doesn’t actually want these buildings to go up when he does totally unrealistic plans.
Not knowing him well, what kind of cool success stories does he have?
