Auto / truck. $70k for a Lariat or similar. Up to six figures for a diesel or luxury model. These are not BMWs. Unsustainable.

I'd love a little collapse for my taxes. I bought in 2019 and refinanced at 2.8 in 2020. My house value has almost doubled. The Texans complex moving into the neighborhood won't help decrease my taxes either.

It was bound to happen. Basic economics 101.
Anyone with a basic freshman level understanding of economics knows putting all your wealth into the equity of your house is a very foolish decision.

Finally the younger generation can afford to purchase a home. Frankly, Texas was already one of the least overpriced markets.

Housing prices are bananas right now. I've been in my house since 2013 and the value has really jumped. That would be great if I was selling. But I'm not. Instead, I'm just paying outrageous property taxes. My interest rate isn't terrible, but if I can save two points, I'll refinance.

You claimed Houston, Dallas, and Austin have no culture. I pointed out the museums, universities, sports, music, restaurants, historic neighborhoods, festivals, and performing arts.
Your response is essentially, “Other states have some of those things too.”
I never said they didn't. Did I?
That does not prove Texas cities lack culture. It just proves you moved the goalposts after your original claim fell apart.

Okay, let's dive into that.
Texas barbecue is a methodology, not a condiment like elswhere. You can prefer another regional style, but acting like Texas barbecue is just local homerism tells me you do not understand what makes it distinct in the first place. (which seems to be a reoccuring habit of yours)
