We have the most privately owned land out of any state in the country. The national parks like Big Bend and Guadalupe Mountains are ok but nothing spectacular. Galveston is one of the ugliest beaches I’ve ever seen. Hill Country is meh.

well i love Big Bend and the hill country. I guess if you dont, then i can see why you dont care for Texas. the Texas hill country is probably my favorite place in the entire world (although admittedly, a lot of that is due to nostalgica and sentimental attachment from growing up). it was definitely better twenty + years ago before it all got turned into one giant suburban neighborhood though, that's for sure.

Funny, the house that was listed at 425 on my block was sold within six days. I don't know what it sold for, but the house was valued at 260k by the county, and was built four years ago.

We've always gone on vacation and consolidated showings to a week or so. It has worked out well because we've had so many people want to look at the house and it wasn't like 1 every other day random type thing.
Real estate agent builds up suspense, puts photos out there, etc. like a month in advance and books tons of showings in that vacation window. I've sold two houses while at the beach

i hope to not have to worry about that experience for quite a while. what we ended up doing was only allowing showings during the week when wife and I were at work. Kids in daycare. Then would leave the dogs in the backyard with a note on the counter they were back there but both extremely friendly. I'd then use my cameras to listen in on the action to see who was intersted or not and what they're offer gameplan was. not nice and certainly not ethical, but who would know

Fair point. It is kind of inevitable consequence of our modern age. Nothing is made to leave a legacy or statement for future generations. Just make it as cheap as possible and then sell.
Thus you can leave Houston and go to Tulsa and not feel like you really went anywhere. It's the same generic slop franchises all over America.
No shade at Tulsa. I just went there for the first time recently and really didn't feel like I was in a new "place".

Houston, Dallas, and Austin are nothing but a collection of giant, sprawling suburbs with miles and miles of subdivisions. They’re basically strip malls. No flavor, no culture, and everything is bland (unless you like Indian food and Mexican food)
