I get a $2400/month pay raise starting next month. :nana:
And I'll be able to walk them to their public elementary school about 100 yards away from my front doorstep. I doubt we do private school for elementary or middle school, but it's not off the table if the schools start to turn. Or we just move again.

$2400/month for 2 in a small private daycare.
vs $2100/month mortgage @ a 2.4% interest rate.

Then what happens when...
AC blows out
Roof leaks and Insurance says not their problem
Named storm deductible hits
Wife has twins
One of you gets laid off
lots of bad scenarios.
this is solid advice. as an additional cautionary tale....
our AC unit went out when my oldest was about 13 weeks old.
Cost us about $13k
When my youngest was an infant a bad wind storm hit our neighborhood, caused a roof leak resulting in $4k in damage, plus another $2k to replace the garage door that got ripped off it's tracks. .
A year after that, another wind storm caused $2k in fence damange.
We were able to overcome all of that, because we purchased a house easily within our budget and are frugal people. We then sold said house for $125k more than what we purchased it for. These folks out there buying $8k golf carts, with 2 car notes, and $50k in credit card debt. I don't understand how they do it.

but it would be absolutely slamming the top of our monthly budget,

We don’t have kids yet but plan to
then you cannot afford this home. kids are expensive, real expensive.
daycare was more expensive than my mortgage.

It also would assume that we do make more in the future
enough to offset increases in property taxes, insurance, and other cost of living increases? That's a hell of a bet.
Buy option A, have your kids, hopefully the are healthy normal kids. strictly manage your budget. Wait 10 years. Then take your equity and upgrade if you have to.

funny thing is. I'm actively shopping for CRT/DVD combo's for a reasonable price. We got gifted about a 200 kid/family movies on DVD. And I've got an old N64 I want to setup on a 27"+ CRT for my two boys in their play room. Power or internet goes out during a storm, no problem.

 ohhh yeah, you've definitely got the space for a 98". That baby will be able to see Bluey's nose hairs in his/her play pen with the 98"
mine will be to replace a 65" LG TV in our new living room. Nothing wrong with the LG, it's just not big enough for that wall and/or open living room/kitchen area.
I've done the fireplace mounts before and really just don't like the angle, plus the living room furniture orientation wouldn't work if we put one up there. So it'll go on the 14' empty wall with 10' ceiling. Wife is ordering a custom made buffet for the wall. So I'm waiting for that and assuming the QM7 98" will catch a $200-300 sale come Labor Day.
If I time this correctly, I'll be hosting a LSU vs Ole Piss watch party with the new setup.
The wall on the other side of the fireplace is nothing but windows looking into the backyard, so QLED just isn't going to work as well as a Mini-LED for us.
I've read those TCL soundbars / sub packages are worth getting while you're at it.

Weird pivot. Catholic food banks are voluntary charities. Nobody is arguing they shouldn’t feed people. In this thread…we’re clearly talking about taxpayer-funded entitlement programs.

but, how would you describe the last DOJ? Who actively went after 1/6 granny’s and parents upset a tranny raped their daughter in a female restroom.

Recently checked out the 98" TCL QM7K at Best Buy and holy crap what picture. Was on sale for $1899 and free delivery and setup.
that’s the TV I’m about to buy, that or the 86” version. It depends on what size buffet my wife orders to go underneath it. It should work out to where she orders and gets the buffet just in time for the TCL to get a $300-400 price drop for Labor Day.
