This is the case if you live in Mandeville or Covington's school district, not Madisonville. Where was I wrong considering Hannan is still in Covington?

Bay St. Louis over both Mandeville and Covington for long term growth and better return on the dollar.

Traffic: Mandeville has much worse traffic issues. Not even close.

This is a bit of a bizarre statement. Try getting to Covington late in the afternoon, it’s ridiculous. Traffic in Mandeville is nothing like Covington. I-12 between the Covington exit is frequently awful.

Scenery: Mandeville has the lake which is incredibly beautiful so if you can afford to live on the lake, that would be my choice but flood insurance is astronomical since it flood a lot now days.

Wrong. Have a great friend that lives on Lakeshore Drive. House is raise. Flood insurance is $500 a year. Obviously doesn’t cover the stuff he keeps under his house which is minimal, and I’m sure some pay more. Also, there are really nice streets and homes in old Mandeville that are not nearly as prone to flooding and thus not expensive for such.

People: Covington is way more laid back. Mandeville has their beau chene people and they can be .......”persnickety” . Covington has no such people.

What a strange and so false generalization. You can find those people in both places. Both towns are pretty friendly.

Nightlife: maybe better in Mandeville but Covington has the Southern Hotel and lots of stuff going on there so it just depends on what you want.

Southern hotel is cool, and there are a few fun places to go in downtown Covington. Good places in both, there’s about 20 restaurants or cool bars within five minutes of old Mandeville.

Outdoor activity: depends on what you want but I’d give the edge to Mandeville.

Housing; Mandeville has a lot of neighborhoods surrounding it. Lots of housing. Covington is less dense.

Crime: not an issue either place.

Yea I am pumped, a little nervous but still pumped.

Word to the wise. If you ever want to move and also plan on ever getting married do it now. Getting a LA girl to leave her family is a monumental task.

SPS is much better than any public school in st Tammany

Mandeville is on the lake, giving beach town vibes. Covington is inland with a nicer downtown (cute small town main street feel).

Mandeville has better public schools.
Covington has a better private school.

Bottom line: if I had to make a choice between the two, I would have to be on the water and it would be Lewisburg and that’s in Mandeville. That’s just me though.
Otherwise, I’d choose Covington or maybe Folsom area on a lake or river.

Both have been overrun. 190 looks like Vets in Metairie. Thank god Franklinton is too far away from the CBD to realistically commute.

I’m just over a mile from Mayor fat man’s office.
As stated, I love this area.

To the OP - you can’t go wrong with wherever you choose to put down roots.

Stay away at all costs. They now have 2 red lights and someone committed a crime there a few months ago.

Yeah right. Totally subjective opinion, on both our parts. But, no way worth the extra money. That’s the luxury of bring in Mandeville that Covington does not have and everyone knows it.

I like both places, but it’s no secret at all that Mandeville is the preferred school district. I’m not saying Covington is bad but this is well known.

Sorry, no. Not really true. I have not experienced this at all - both are pretty friendly. I’ve never had this problem with either.

LOL i lived in Mandeville High district and still sent my boys to SPS. For some people it's worth it no matter the cost.

Some great comments to chew on in this thread.

My biggest takeaway: Best to stay east of the Tchefuncte, and South of 12. That's where we've been looking anyway. Most of the Covington places we've looked at are actually in Mandeville School District.

While I'd love to pawn off the Catholic education part of it on St Paul's, the monetary value of good public schools is too great. We'll save thousands without worrying about torpedoing our children's future. Private school is a necessity down here on the South Shore but a choice up there. I think we can sacrifice and do Sunday school or just teach them religion at home in order to save that money.

The neighborhoods I've driven through to look at homes in both areas are great and the people all seem nice. The probability of moving has gone higher, in part due to some of the better answers on here.

Thanks fellas. If we do move up there, I promise not to trash up the place, even though I am from Jefferson Parish.
