Mandeville is south shore trash.

Covington is north shore trash.

Grew up in Metairie, lived in Mandeville the past 12 years. Love it. Covington is nice but it has too many apartment complex developments and maybe more are on the way. Where there are complexes there is eventual crime and it gets run down. Fat city is an example.

It seems to me that Covington will eventually become more of a New Metairie/Kenner in areas off West Esplanade with more working class settling there., and Mandeville will become Old Metairie with charm, location to the SS, and higher property values.

Remember when Esplanade mall opened, and United artists in Kenner? It was the place to be. Look at it now.

There will always be good areas with charm in Covington. I just think that more wealth will be in Mandeville.

The traffic in Mandeville flows well. There are cars abundant, but little delays. Meanwhile try to go west off the causeway uaing I12 or going over the bridge in Madisonville at evening rush hour. It is hell.

Old Mandeville is going to improve further over the next 20 years. People with money are building nice houses in that area. I am seriously thinking of razing an old house and building new in about three years.

Lived on the northshore my entire life. Folsom would be a good move if you can afford private schools. If you want public schools then it’s Mandeville all the way. Covington has some very nice areas but the public schools in Covington don’t compare to the schools in Mandeville.

I’m curious about the “bad” public schools in Covington. Are they actually bad, or can you avoid the trashier folks by taking AP classes?

I would guess they would be at least as good as Barbe, Sam Houston, Sulphur, West Monroe.

How exactly do the schools differ? People have said Covington doesn’t compare but that’s the extent I’ve seen.

The correct answer is Madisonville.
Get as far in west St. Tammany as you can. If I ever had to move back to Louisiana it’s where I would call home (again).

covington high traditionally draws from a much more rural area than mandeville high and even fontainebleau too. as mentioned earlier in the thread, there is also a large hood in cov that is in CHS's footprint. having said that, covington high is not a dumpster fire. i went to st pauls, but nearly everyone i knew that went to covington also went to college and most received degrees. as a public school in this state, it's an okay school. as a public school in cov/mandeville, it's probably at the bottom.

IMO for north shore traffic the best think you can do is check the commute in Google for the time you would normally depart work. Simple little things can make a 20 minute difference if your schedule is going to put you coming in at a bad time every afternoon.

Morning traffic not much of an issue unless you’re following a train of school busses.

For Mandeville (city proper), it’s split by the causeway, and what is or is not easy access varies right along with it,

Depending on the time of day, from the east side sliding north to Abita/Covington is quicker than trying to navigate 190/22 to get to the west. Similarly if you’re west of the causeway Madisonville can be more approachable than old Mandeville at times.

Mandeville/Covington is more like an outlying suburb of N.O. I don't get as much of a "rural" vibe. Exurbs, maybe?

Rural? There are more rich kids...never mind,

I’m not sure you were in BSL. BSL is the easiest place to evacuate from...seriously...what?

I am and have heard this since I’ve moved here from older folks. But I’ve also heard it’s gotten better though.

Every school has its shite. I’ve heard Mandeville has a ton of drugs and has had a few suicides.

thankfully the apartments are limited to the areas near I12 and a couple of complexes in north covington. mandeville has their fair share (hwy 22 towards madisonville). but yes, i audibly groan when i pass them.

lol dogpound rd is our kenner. old covington is as nice as anywhere, in my biased opinion. from old landing to downtown is a beautiful area to live. st pauls and ssa are right smack in the middle of the neighborhood. there are multiple rivers that offer different things (bogue falaya has turned into a major kayak/paddleboard attraction. tchefuncte is perfect for boaters). covington has the rivers. mandeville has the lakefront.

this could very well wind up true. but geez the house listings around old cov. some of them are just stupid. im glad ive lived here for 35 years because i couldn't imagine paying for a house around here today.

Mandeville is great if your general disposition is mostly fixated on 1st world problems. Things my mind gravitates towards when I think about what it’s like living in Mandeville:

Attractive housewives clad in athleisure, often weekday cocktail lunching at Coffee Raini or Bistro Byronz.

People sitting in their parked cars on Lakeshore Drive probably buying recreational drugs or having affairs.

As great as the Lakefront is, wondering how much better it would be if Donz didn’t exist in that prime waterfront location on Girod.

Asking my wife every 6 months or so if she has heard anything about if Port Marigny will ever get built.

Treating not having to go to Covington or Slidell for X-amount of time as a badge of honor.

Getting overly excited when you see on Facebook that Old Rail Brewery released a new IPA that you haven’t tried yet.

So if you look at each and draw a crescent 30 miles deep starting from the midpoint of each going south for Mandeville and North for Covington you get a general idea of the negative issues. Both are awesome though.

One has all volunteer HOAs. The other has mandatory conscript into the HOA of your residence. The difference can mean 7-12 more months of training and an HOA occupational specialty school. Most of the HOAOSSs are in St. Tammany Parish and run by Louisiana State Police (Troop L) and the St. Tammany Parish Sheriff's Department. Occasionally, classes are offered and taught by the FBI. However, those have mostly been phased out since 2016.

Twelve HOAs in the Mandeville/Covington zip codes have a reciprocal agreement with The U.S. Ranger scout sniper school, and all but Money Hill now require candidates to be fluent in Spanish. The basic PFT reqs are 20 dead hang pull ups, 120 sit ups in 2 minutes, and a 3 mile run in under 19:30.

Candidates without a college degree are required to pass the ASVAB and a battery of drug screens that take place randomly during the 20 month probationary period which starts the day a candidate completes their application and submits it by certified mail to the company commander of his unit.

It helps every candidate to start reading up on laws pertaining to driving under the influence of alcohol, parish code violations regarding construction and the use of permits as such, as well as any recent legal decisions made governing the application of no knock warrants and civil asset forfeiture. If you have a DD214, 3 letters of reference from your current HOA board members in good standing, a CCL, and a current dive certification, there are a couple of seats left in the last class of 2020’s recon school, provided you complete basic as Company Honor Man, or the runner up.

Effectively immediately, within the next 48 hours you are required to complete your login/password and email verification for your Nextdoor account. This will be how the majority of information you need is disseminated going forward.
