North Covington checking in. Lake Ramsey to be specific. Love it. Lake on one side, wildlife refuge on the other.

I commute to downtown NOLA once or twice a week. Takes me exactly an hour from door to door but I leave at 5:45am and return at 3pm.

I've lived in Abita Springs close to 40 years. Mandeville has better public schools. Virtually no crime in Mandeville/Covington. Traffic and quality of life has suffered somewhat after Katrina. Seems like since the new parish president has been elected infrastructure projects have ramped up. Still way better to raise a family in this area vs BR and NO. The very little crime here is isolated to "certain" areas such as West 31st street in Covington or Rose St in Abita. There's more nice neighborhoods than trashy neighborhoods (trashy people). All you have to do is drive around and scope the area out. You'll be able to tell rather quickly (more litter). Personally, if I were to spend the rest of my life here and retire I'd get a place with some acreage around Folsom, Lee Road, or Waldheim.

North of Covington is arguably the best part of the state

Home Cost
Mandeville is generally higher. Quality homes can be found at a good price in both though. As some have noted, north of Covington has some beautiful homes / acreage at really good prices. The lakefront and gated communities are high dollar for Mandeville, as is much of downtown Covington.

Schools
Mandeville has some of the best public school schools in the state. From elementary to high school, it is hard to beat. Covington has a more “diverse” student pool. Regardless of the school, if I am considering public schools, I would go with honors or gifted once your child enters a grade level in which they are offered. Other than that, the parochial schools in the area are excellent imho. No matter what, your child’s academic needs will be met with no issues or concerns.

Crime
Covington has a hood. Abita has one that is smaller than Covington’s. Lacombe has a hood that is smaller than Abita’s. Lastly, Mandeville has a block, however, those apartments by the lake are rough. All in all though, crime is minimal and centers around cars being robbed (and they are typically unlocked).

Trashy people
There are some, but not enough to consider them a concern or a problem.

Politics...largely Republican, but not necessarily ultra conservative. North of Covington is hard core conservative. Mandeville, however, is the land of the Karen’s. In short, bored housewives with nothing to do. Their husbands seem like good baws though. Covington has a decent portion of SJW types (there is a sizable art community here). It is nice from an event standpoint, but...see the thread on Del Porto for some insight into some of their shortcomings. The gents in Covington are pretty darned conservative by-in-large. All in all though, the people are conservative politically for the vast majority of the region.

Traffic
Covington is essentially an island. You have to cross a bridge in order to reach it. As such, it can be real bad at rush hour. Mandeville actually has better traffic flow imho, largely due to geography.

As for Abita and Madisonville, they are both wonderful places as well. I could give a run down on those as well if you like. FWIW, I live in Covington (and grew up here as well). Additionally, my kids had a great upbringing here. Lastly, I am looking forward to retirement here.

Simply put- no

I went to Covington 2 weeks ago and drove down hwy 22 from Lacombe. The trip from saia’s grocery up to Covington took 45 minutes at 5:45 pm. It should have taken 20 minutes at most.
The log jam by banner Ford was unbelievable.

Covington has traffic around the time that the schools get out and that’s about it. Most people are working at that time
