With as big as Orange Beach has gotten and Destin right down the road, do people go to Gulf Shores anymore? Used to be our family vacation spot when I was a kid every summer 30 years ago.

I don’t get the allure of going to a beach with no people and just sitting out there all day… pretty boring if you ask me

I want people watching, kids for mine to play with, girls for my teenager to flirt with, a bar and grill by the pool, restaurants to go to,etc

This part is crazy. My neighbor does this, rents a big one and invites family to split it. I still don't get the fun part. You're in a high rise apartment that happens to have a water view. IF you want to go swimming, you ride an elevator down 20 floors to the beach and cram yourself onto the sand with a buttload of other people. Sounds awful.

Meh, better than most lots in life.

That said, I do not get why people pay these sums to go to mediocre places like the Florida panhandle. For $10k, you can take a family of 5 all over the Americas and rent badass homes, flights included

I did a week in Panama, 5 days sailing, 2 days in Panama City eating at high end restaurants, for less than most people spend on a week in a condo in the panhandle of Florida.

People are “struggling” but will still pay 10k a week to rent a condo in gulf shores

I was just thinking this weekend about the number of vacations people seem to go on each year. Seems like people go on 3 or 4 vacations a year instead of just the one.

Winter Break, Spring Break, Memorial Day, Late Summer vacation, etc.

You must be renting in the wrong place.

Will be interesting to see what happens after the next cat 4 plows through there, especially given what insurance costs now vs back in '04 when Ivan tore it up.

Hideous what they've done to that area. Greedy. Why not just save a little bit of natural habitat? Better for long-term erosion control and storm surge protection anyway.

Dauphin Island has changed a lot too.

the crowds get bigger every summer. People also use that ferry to cross over to Fort Morgan a lot.

There is a big state park between Gulf Shores and Orange Beach.

Not that long ago, Flora Bama was kind of by itself.

Now there are condos right next door.

How many stories are considered a high rise?

International Building Code has an official number:

The floors above that 75' have to be occupiable, so it doesn't count if it's just mechanical/elevator rooms. There are pricey electrical and sprinkler requirements that kick in once a building is a "high rise", so you see a lot of buildings that fall just short of that.

I don't do much residential/condo type work, but from what I recall, condos more than 3 stories hit thresholds that see big jumps in costs. So you won't see many new 4 story condos because they're not financially viable (once you go beyond 3, you need to go higher than 4). I know that the NOLA WHD does have a decent amount of 4 story condos (I've lived in one), but those were built 100+ years ago.

That's exactly why I want to go to the beach. Quiet relaxation with limited crowds. I avoid the Gulf Shores/Orange Beach condos and opt for standalone homes in Fort Morgan, usually around mid-October to late-November. I'm OK with not getting into the water at all, but I always end up getting in there for a brief spell. I usually start to back out once the waves hit my balls, but sometimes get to nipple height.

I've never done Dauphin but they look like a nice, cheaper option. But the island doesn't have much of anything in the way of entertainment. Even during the offseason, Fort Morgan has more to do.

I’ve gone to Gulf Shores/OB for decades. Give me Mexico Beach or St George Island FL or similar. No condos over 4 stories allowed. The last of Old Florida gulf coast.
