Squatters. Had someone stop by when there were neighbors on the street getting foreclosed/evicted and the house was being sold out from under them.
Was told by one guy that buying the house wasn't an immediate eviction notice and that he usually used some official letterhead looking stuff as a passive aggressive way to get people out.
Was a fascinating experience to watch unfold.

I have no idea why our laws have made it possible for squatters to ever exist.

I've said this before on here but there were only two times I had to "evict" someone when I had rental properties.
Both times it was when someone went two months without paying. I went about it the same way both times.
They left for work or wherever one morning, I go over there and change all the locks, and pack everything they own in that house and put it by the street and send them a text that says "Hey all your stuff is out by the street, you might want to come get it before the trash people come."
Both times they came and got their stuff and I never heard from them again.
I dare someone to tell me to let them back in my house that they stopped paying rent on.

This reads like a scam listing.
The problem here is the seller (who likely has no rights in, or relationship to, the property) and not the presumed squatters.
You can glean enough from the public records (as well as the "expired MLS listing") to throw this out there hoping some dingbat "investor" wants a deal.

I saw a story the other day about how sophisticated some of these squatters have become. They know the law better than the cops in many cases. They will make fake lease agreements. They will fool the utility company into putting their names on utility bills. Cops basically don't know who to believe so they just chalk it up to a civil matter & tell them to settle it in court which obviously can take months or years.
