It sounds like something that could be considered a taking.

Minus the homeless people, it's set up very nicely in "downtown" Burlington with many retail shops and restaurants.

No is opposed to something being built on that land, but the development they've proposed, which would require MX-4 zoning, is too much for that area given the existing traffic and flooding concerns (which no one seems to be addressing). If they are honest about not wanting to build something that would be detrimental to the area, then they wouldn't be attempting to build this massive development with 108 apartment units and two hotels, both of which go to shite over time. The whole "we want to build something nice for the community" is BS. They clearly are just trying to get the most money out of this property without regard for the surrounding community. We are smart enough to see through that. I applaud St. George for having the foresight to get ahead of it.

Yep....

If I could go back in time, I'd tell Jefferson Parish officials to keep everything R1 and commercial...

It’s just a bullshite move to try to sell this as a “Perkins Rowe” or “willow grove” to the surrounding people.

Perkins Rowe is ghetto AF now… and why? Because trash and ghetto individuals go where the nice areas are in Louisiana.

They don’t stay on their side of town anymore. And none of these businesses will have the balls to stop them from coming in… so it’s better to not have it at all.

Also, this is a money play pure and simple. Kleinpeter gives zero shits about the city and region, and if they cause the whole Pecue corridor to flood out, they don’t care they got their cash.

STG needs to continue to fight this. It’s an important precedent we need to set.

I’m sure there’s more to it, but give me the people over the government in a land dispute.

I don’t disagree, but the area had only speculative value predicated on what the city-parish would do.

I wonder what the assessor appraised the property at way back when?

Cities develop and rezone all the time to accommodate the changing nature of the area and/or new priorities/learned lessons Because something was originally zoned one thing back when Clinton was president, the city can't change course prior to development? Can't learn from the shitty city planning that everyone curses every rush hour or a missive city wide flood in 2016?

Then why did every other plot of land with the same designation as this one get a higher grade/zone?

I'd need to see the zoning map, but I think they'd be arguing that the re-zoning was arbitrary and capricious or vindictive instead of the legitimacy of St. George - if the easier argument was there. My guess is that were zone differently based on the different characteristics of the properties.

Perkins Rowe is ghetto?? I feel very safe there. Binn 77 is 95% white. The movie theater is pretty chill. Fresh Market is very nice. I go there at least once a week. That is one of the nicer places in the parish.

If you go to Perkins Rowe at morning time it might be 95% white… but at night the ghetto comes out and walks around.

Get out of a movie around 10PM and tell me if you feel safe in that lobby area.

Not to mention all the homeless that walk all around the La Madeleines and the movie theatre.

The place is 100% headed in the wrong direction. And forgive me for not wanting that in STG because the Kleinpeter’s have to make some cash.

No.

The land technically doesn't have a zone right now. The City Council was supposed to approve MX-3 weeks ago, but they've been deferring it for weeks. They just deferred it again at the meeting on Tuesday.

We go to cinemark weekly. It’s a noticeably different atmosphere from when we arrive and when we depart.
