That would be a dumb argument. But it definitely was not the one I made.
My argument may not have been clear, but it isn't that zoning cannot change, it's that it would be disingenuous to suddenly reframe this as unexpected development encroaching on nearby residential neighborhoods when it has been part of the public planning framework for decades and reflected in the established land-use expectations for the corridor.
At a meeting of the Woodridge Property Owners Association, Planning and Development Director Bryant Dixon allegedly acknowledged that C-2, which the tract has been zoned as for decades, would “normally” convert to MX-4 as the “one for one switch,” but said the Kleinpeter tract was treated differently because the city considered it “overly zoned.”
That may or may not be a valid policy judgment. But the issue is not whether zoning can change. Of course it can. The issue is that this change is happening now, after decades of consistent expectations, and appears to apply a different standard to a single parcel at the point of actual development rather than through a broader, consistent update to the framework.

worked at the Bengal when I was at LSU, there was a Buzzy Kleinpeter that worked there briefly, strange dude, but he was a crotch, hope this helps

Yeah, I’ve never done business with them, but have known people that have and they all describe them the same way.

Tell it to the judge.
Working class people don’t want to hear your sob story that the Kleinpeters are going to make $25 million instead of $30 million on their development deal because the city doesn’t want to junk up and over populate an area.

Never said what? I’m giving you an example of how the average St. George citizen is going to view your argument. Half of them won’t even understand what zoning is. The other half aren’t going to give a frick that a family with hundreds of millions of dollars is going to make a few less million on their next deal.
Did you really expect people here to be upset about this and want a VA hospital and more low rent apartments in their city?
You are pretty damn dense and it tells me you are either a Kleinpeter or somehow involved in the deal since your perspective is so warped.

Where you stop them is on the apartments.
Developer tried to do something similar a few years ago in Ridgeland. Included apartments. Well, the damn city turned out en masse to opposed them. Mayor and Board got the picture. The developer saw the opposition and withdrew it.
Probably is you people are so used to be screwed over by developers and powers that be, you don't know how to fight these things.

FYI. What I understand, the Kleinpeter family has been waiting 30 years for the Pecue Lane interchange to be completed. Under the city of Baton Rouge, their land was zoned as C – 2. The city of St. George is trying to tremendously lower the zoning for this property. The Woodridge neighborhood didn’t complain when the property between them and I 10 was re-zoned to warehouse. My friend said their family would never do something that’s detrimental to the area. I’ve respected their family my entire life. Good, hard-working people. Tiger Droppings needs to include all the facts. Thanks.
