From the north on Highland or Nicholson? The Bottoms and OSBR. The north gates area is a dump now.
From the south via College onto Highland? The Murder Hub (formerly Plantation Trace), the apartments on Lee, the Neighborhood Walmart, and the worst concentration of ghetto fast foos workers got you covered, fam. Even the Chik-fil-a and Whataburger have bad service more than half the time.
From the south via Burbank? Once you turn from Bluenonnet, Gardere, and Starring, not great.
From the south via Nicholson? The Tigerland area is a ghetto shithole, but at least it's somewhar obscures by the train tracks.
And none of that addresses the student body. Let's just say that many of them don't stick around beyond a year or two. That'a always happened at LSU, but the reasons may be different now.

Seattle, Portland, Phoenix, and California are all doing much better than the declining disparity in the South due to worsening economic conditions. The cities you listed have isolated extreme examples.

My daughter recently graduated from a large LA high school. Great grades and test scores. Top 3 percent in her class.
She got offered $0 in scholarships by LSU. Only TOPS.
Meanwhile LSU is expanding admitting ghetto students who presumably are getting a ton of need based grants and DEi scholarships.
A good friend is a Bama grad, lives in Tuscaloosa, and says that city is going to hell also.

LSU is definitely trashier today compared to years past. I went to a game at LSU and another at Auburn in the same season and the girls at Auburn were much more put together than what I experienced at LSU.

With what is basically Tate’s last incoming freshman class It may be getting past a point of a solution without some drastic measures a group of people will get offended by and riot.
LSU still had not posted Common data set for Fall 2025 freshman class which includes the % of the class that submitted ACT or SAT scores, and they still have not updated the enrollment at a glance for this past Spring in 2026 which is at one of the places where you can get breakdown of demographics for undergraduates on campus (doesn’t include online and can remove duel enrollment High Schoolers & Graduate schools).
This upcoming 2026 fall freshman class is still basically Tate’s and his appoints to admissions committee with most offers made before the new administration was in charge or even hired. New guys then went limp at the gate by only requiring ACT/SAT scores below a set GPA for 2027 fall freshman before requiring it for all in 2028, and there is no minimum requirement or significant weight added to scores making it just one of many things the committee makes decisions on.

The area to the north of campus has been 'troubled & bad" since at least the 1960s. Blight in any city is removed or cured primarily in one of two ways. The first, the level of demand for real estate in an area becomes very strong. Those properties are bought out and redeveloped. The second, government throws a ton of money to redevelop for government housing, etc., and in ten years later it is rinse and repeat. With regards to the twerkers, welcome to the culcha' factor that has exploded in our great nation since the anointing of King Barack H Obama. Cheers! Take care.

Here's a solution. Todd Graves needs to buy every house from West Chimes all the way down to 1010 Nicholson and bulldoze all of them. Then develop mixed commercial/residential properties over the entire area.

That’s not as true as in the past. From fall of 2024 to spring of 2025 the black % of undergraduates stayed the same (spring of 2026 still not posted). Each fall both the black freshman % of incoming freshmen and the total black % of undergraduates kept increasing under Tate.
Many are paying very little if anything to be at LSU thru scholarships and grants from various sources with help from Tate maintaining the policy ACT/SATs being voluntary for admissions, scholarships, and honors admissions. To make it look like quality of incoming freshmen was increasing LSU then started promoting record ACT averages which were actually created by the decreasing % of test submissions and then using super score as the composite ACT score while comparing to mandatory test years and true composite years. They even started pushing out what score should be submitted effectively manufacturing an increase in average ACT scores. Fall 2024 freshman class only had 47% submit scores, and LSU still has not posted the fall 2025 freshman submission rates.
