Roofing Costs

Coworker down in Miami is getting his roof fixed. He said "roofing here is triple everywhere else because we use tile." I casually ask how much his cost was and he responds with "40k on 1900 sq feet." Dude about shite a brick when I told him my post Ida shingle roof was 30k on 2k sq feet.

Get a quote from Garcia. I am worried that with deportations construction costs will go up.

I did an estimate yesterday for a mobile home for FHA. The home is 3 tab so they want it replaced with 3 tab. The price is at $475 per sq not including removal, ridge shingles, felt, drip edge, and dumpster rental.
I didn't use Xactimate to build the bid but I did use RepairBase which is specific to the HUD repo industry but has the same pricing as Xacatimate and goes off of market pricing.
Over $500 per sq for 3 tab.

Roofers commit insurance fraud daily. They tell insurance it costs $20k and get paid $20k. It really costs them less than half that. Material costs aren’t increasing. Labor is because of who they hire. So their profit is decreasing. But based on their insurance scam, the cost insurance pays isn’t changing.

I'm getting one done shortly due to wind damage. The adjuster just approved it. It's all one big scam. The adjuster and the roofer were laughing it up like old buddies the entire time they walked the roof. I'm just happy to finally make a claim after 25 years of paying homeowners.

That's not at all how it works
The industry uses Xactimate which is a national cost estimator and they also us satellite material estimators that can do material pull-off on any house in the USA without anyone ever having to go and physically measure it.
Insurance companies will send someone onsite to verify or tell the contractor he has to back up his claim if there are any doubts, supplementals, etc.
Xactimate is updated daily to market conditions by zip code making it impossible to charge more than market rates.

Has anyone lost money on an Xactimate quote? If not, their prices are extremely high.
I understand fully why it’s there, but this idea that they can track exact market rates on a daily or weekly basis is fairly laughable.
I understand labor is high. But my neighbor had a 2100sq ft roof replaced in under 3 days by a crew of 6 Hispanics. It was quite amazing. I fully understand there’s more to it than what I see. But let’s say they are paying $30/ hour for 9-10 hour shifts that’s $300/day each or $1800/ day.
I’m not saying they don’t deserve the profit margin, but let’s not act like there’s not a huge profit margin in roofing

Well it ain’t all roofers.
Insurance companies are in business to make money. It affects their bottom line when their customers start clamoring for them to give some of that money back in the form of legitimate insurance damage claims.
Plus’s the total headache BS roofers have to go through to get paid by insurance companies is off the chart. Yea some of them are shady but by and large all insurance companies screw everyone they can to avoid paying what’s rightfully due. Then penalize you if they do have to pay.

Ask you contractor for an actual estimate breaking out labor, materials, equipment etc.. Then call around..Ask if they will do it cost plus.. Dont disclose insurance amounts / estimates, make them provide there own.
Just helped a friend complete a remove and replace (House was 48 Sqs) with all new gable end flashings, powered vents etc... With mark up from Contractor coordinating the labor.. was $384/Sq complete off the site.. project also had numerous steep slopes, 9/12 etc..

It’s illegal, but plenty of roofers will pay your deductible
I didn’t pay a dime last year for my roof. They all find random shite to get Insurance to pay for and they never replace it and just give you that money

I own a roofing company based in Metairie and we are between $350-$425/square and $500-$550 for fortified.

Eh im with you on the other stuff, but shingles have doubled in price since 2017. Back then, architects were going avg $65/sq, now they are avg $115/sq.
I never thought we would see the day were 3 tabs were over $100/sq but we have arrived.
There is a steady flow per year of manufacturers price increases. I do not know where the ceiling is at this point.
Also metal has gone up quite a bit. Turbines, drip edge, etc have gone wild since 2020.

In all of the ones I have done and helped with, I dont think I have ever asked the insurance to pay the roofer. The Insurance pays the home owner, the home owner pays the roofer.
The insurance doesnt need your roofer for your claim, or care who your roofer is. At the end of the project, they will want an invoice from your roofer showing the roof was completed, how much it costs to release the second payment / depreciation.

Oh no, roofers quote projects with a gross margin high enough to cover indirect costs and still make them a profit.

I just put a new roof on a rent house for $4,000. 30 year shingle.
