NYC is a great place, but anyone with a 2nd home there valued high enough to be part of this tax also has enough money to dump that place for one across the river in Jersey, upstate, farther out on Long Island or just trade for something under the threshold.

It won't happen overnight, but slowly those folks will get tired of being penalized for having property there and will slowly trickle out as so many others have already done.

The harbor and port system means the place will never be empty, but what can happen is so many of the commercial businesses move away that large areas become vacant until rents drop or banks sell the places off at auction. (see: San Fran)

This piece of shite has them by the nuts and he knows it. No one will buy these properties because of the taxes so the current owners are stuck and will be strong-armed into this tax.

I feel bad for the ones that didn't vote for him.

I hope you all grasp the irony in this. The pied a terre was a financial devise to work around paying federal SALT tax. So they argued vehemently against the ceiling of deduction on a federal level, threatened to tank the BBB, and eventually got their way.

And now have come back and said, we will take that tax money on the city level thanks so much you fools

You still have to pay city tax if you earn there and have to pay two primary residence tax rates if you live in NJ or CT and spend over X number of days in NY.



If you are selling a residence in NYC, it likely isn’t to move out to Joisey, it is likely to pick up stakes for Florida or Tennessee.

Unless I'm mistaken, intelligent people with really good attorney's and tax advisors, they don't bown a second home. They own a tax sheltered corporation that has within its assets a home subject to the use for corporate *wink-wink* meetings of the board of directors,or its in a trust and the trust owns it. They would be stupid to own a second home in a tax heavy state like New York, and unless they're the idiot child who inherited it and didn't move that asset off their asset ledger, they should be able to skirt this tax.
