Agreed. Property taxes are not related to mortgages. With a mortgage you can actually pay a sum of money an no longer have to ever pay again.
Property taxes on the other hand….

I’m paying close to $1700 a month for property taxes. I’m currently permitting some renovations adding a bedroom and bath and I’m hoping to god they don’t up the valuation.

At least you don't have MUDs like we do in Houston. I paid around 3.5% (MUD and property tax) for years. When the MUD bond is paid off in 20 years, it'll drop to about what you pay, I'm guessing the low 2s.

Baffled at how much you all are saying you pay per year for Homeowners Insurance + Property Tax ...
I own my home, 2,900 square foot living space + 3-car garage, swimming pool, backyard garage / woodworking area .. Homeowners Insurance and Property Taxes combined for me total $3,364 per year

In parts of Louisiana a 1,300 sq ft $300k 2 bed/2 bath home can be $8k a year for homeowners, flood insurance, and property taxes. Not exactly a mansion or luxury home by any imagination

Everyone knows this. My issue is the "valuation" of your home being tied to the amount you pay. Does a couple living in a million dollar home use more public infrastructure than a $200k house with 5 kids?
I agree with you about schools, but we don't have good school districts, at all.

Yeah taxes can eat you up in Texas. I was at around 9k in Baton Rouge.

Moved out of Louisiana in 1987 .. mom and my sisters are still there. Just have never heard them complain about it. They are about 17 miles southwest of Lafayette. With hurricane / flooding issues, I can see it being more than Athens, AL .. just would have never imagined THAT much more.

Both of these things can be solved in the voting booth. Property taxes for one, it’s time to get rid of these local yokal kingdoms, and elect state officials that refuse to take campaign donations from insurance companies.

In Louisiana, once you reach a certain age like 65, you can freeze your property tax amount. Between property tax and homeowner’s insurance, we pay around 500 a month combined. No mortgage. House value 560K
