I have pocket doors in a jack n Jill bath and they have never worked properly.

Have seen some houses that have barn doors - the door slides on a track mounted to the wall. Saves space, nothing to screw up inside the wall, and no problem with outlets. Google them. I'm on my phone.

Oh and get a boiling water tap in the kitchen.

Can't remember what you said about a living room, but they are a waste of space. You'll never use it - go open concept.

If you do a central vac, add a toe kick in the kitchen. Makes it easy to clean up messes.

Forget a 2 car garage, just make it 3. You'll never regret it.

If you're in a cold climate add in floor heat to your garage and basement.

Did these where a regular door would've been awkward. Definitely worth it.

Make sure your AV guy runs hdmi to your TV locations instead of coax

It does no good to have coax up on the wall to hang a TV if your cable box is gonna be in a cabinet

Light switches activated by door opening. I have those in my pantry and master closet.

Light switches that are activated by the door opening are great for small closets or a small pantry but you probably don't want them in a walk-in or occupiable space. Seems easy and looks good at first glance, but if you want to close the door when you are inside, you will be in the dark. Can't close the door to select or put on clothes while spouse sleeps, wrap presents privately, etc. It could be frustrating as hell.

Cat 6 pre ran, coax pre-ran, two lines to living room.

That saves any future installer headaches.

Whole home surge protector.

Raain shower.


Also, I'm a fan of kitchens with wet islands (sink on island) and butler pantries (extra prep area, and sink)

A nice hidden stash spot or safe would be nice. Maybe a false wall in a master closet.

Gas stovetop, large. Two ovens whether convection or otherwise. Commercial exhaust over the stove. No microwave over the stove. Covered patio for current or future outdoor grill area. Plenty of bathrooms. Large kitchen with plenty of light laundry room that also houses an extra fridge and freezer.

Mine is more layout, but our laundry room connects to the hallway and our master closet. I thought it was a cool layout when I bought the house, but now I don't know how anyone lives with their laundry room unattached to their closet.

In terms of custom add ins, just really think through where you put outlets. You're building the house, put them where you want them for the furniture you'll own. Whether that's in the floor or in the island.

We also have a mud room area and it's good for collecting crap. Keeps backpacks and stuff from the actual house.

You need to look on Houzz and see all the things people do. You can't spend too much time on that website if you're building a house. Once you get the plans, make everyone you know look at them, make them mentally walk through them and make sure everything makes sense.

Put a natural gas generator in to run your hot water heater, refrigerator and HVAC when the power goes out.

True, all you need is 2x6 walls doubled up, 12" o.c. wrapped in 14 gauge sheet metal and 2 layers of 3/4" plywood. With the proper hurricane straps and bracing it can withstand 200 MPH winds. It can build into a bathroom or large closet. Cost is only a few thousand.

Really based on personal preference, but I want:

-Island griddle in the kitchen for burgers, breakfast, sandwiches, etc.
-wall/floor safe in the master closet
-library/office with ceiling to floor bookshelves
-vaulted ceiling in living room
-double rainfall shower with seat
-spacious double closet with seat in it
-2 large toilets in the master bath
-screened patio with mounted tv
-outdoor kitchen w/ bar
