My daughter is 25, an OTA and got married a year ago. He husband is Quality Control supervisor for company he works for. They bought a house run they got married. Not a mansion but definitely a nice starter home in a good subdivision. 1500sf 3/2 brick home, garage, .5 acre lot.
My son is a plumber. He bought a little house year before he even got his journeyman. It’s an older wood frame, pier and beam but had decent bones and we spent some elbow grease fixing it up. He is getting married in October to a dental hygienist. They are already looking to upgrade and will likely be buying in the next couple weeks.
Don’t really see the big deal. I mean interest sucks right now and likely means you have to lower expectations more than others had to a couple years ago but it is still possible to work a good job and buy a home

There are plenty of good homes at decent prices that need a little TLC. Part of the problem was people willing to spend over the value on freshly (often times badly) renovated homes because they wanted move-in-ready and wanted to do absolutely nothing to them for the foreseeable future.

Let’s say the average engineer makes 100k. He can’t afford the average existing house at about 420k. That’s probably a problem

100k would be less than 10 years in the field for sure
a pre-30 year old prolly has no business buying a 420k home on a single income.
and you could easily find a decent home in a good school district to not have to send your kids to private in LC for 300. im sure in Lafayette too.
but i do agree home prices are out of control. its a bubble that will burst eventually. prolly when boomers start selling.

The Millenials will be in on it too. If Gen-X (soon to be the highest earners once the Boomers are done retiring) doesn't pay for the Boomers' retirement, they're going to have to move in with their kids (mostly Millenials). Neither of them want that, so they'll vote to have Gen-X pick up the bill.

BLS says the median for mechanical engineers is less than 100k at 96k
My point is the article is sensationalized with the retards they used as examples, but the overall point is sound. If you need to be in the 90th percentile of mechanical engineers (151k) to afford a median house, that’s not great.

We moved out of NYC when we had our third kid because the cost didn’t make sense. Having multiple children and living somewhere decent in NYC is a privilege few can afford.

outside of industrial sector and related industries...mechanicals dont make that much
but yea your point is sound and i agree.
housing is out of control for sure
but also we have gotten to the point where a starter home, isnt really a starter home anymore either.

This. I see some home builders going back to building small 3/2 starter homes that don’t cost $250,000. This is the way. Not everyone needs a McMansion.
A lot of these GenZers grew up affluent and aren’t willing to take a step back in lifestyle to build up their career.

The trades are paying better than ever because we’ve told an entire generation that a women’s studies degree is more important than electricians.
And flooding the labor market with foreign nationals didn’t seem to hurt us all that much since these zoomers think they are too good for manual labor, even as their moron parents bankroll them well into their 30’s.

Far more prevalent among these younger cohorts. Many are spending hundreds of dollars per month on various subscription services and aren't even aware of what they are spending. Had one dumb 20-something E4 rack up over $1000 on his government travel credit card on DoorDash deliveries to his hotel room. Many spend several hundred a month on streaming video services and spend extra for the highest tiered internet service they really don't need. Running up credit cards for the latest smart watch or phone, going out to eat for most meals, bars, gadgets...they are clueless on their spending habits.

I’m curious to where the Houston guy’s kid bought. Of the people I know that can afford to buy in the city, most are double income professionals or if single in big law/finance. I’d say that’s probably the norm for most big cities right now.
