I've heard The Woodlands isn't as nice as it once was but still probably a great place. Certainly better than 90% of LA.

I think you are thinking of the beach communities. Panhandle Florida away from the beach is basically south Georgia/south Alabama.

Is Kentucky not considered an ok state? Decent location. Liberals haven't invaded it I don't think. Lexington could be an interesting option

Northshore if you can WFH or work on the NS, we f’n love it. We’ve lived in S Florida and frick that, sterile as shite and bunch of yankees. Watch Bourdain’s episode of Miami, he sums it up perfectly. Place sucks.

We looked all over. We'd both been to college in Knoxville, and had friends and he had family here.
We found property, but talked to some folks before we bought it. We talked to the County Extension Agent about the quality of the neighbors, to the Country clerk about taxes, and to family members of the folks we would buy from to make sure that they didn't want the acreage (as the area had been a large tract 200+ years ago.)
Friends had already warned us about attitudes in one county where there was a neat piece of property. Passed on it.
Because we knew we'd be doing most of the house renovations ourselves, we asked about attitudes; would we be looked down upon for doing menial labor. The answer was no.
As we progressed (working on the houses in NOLA at the same time), we'd meet people who had driven to see what we were doing to the old ______ homestead, and who knew us by the work we'd done. Maybe the neatest was a couple of contractors who rode in on horseback one Sunday and told my husband what a good job he was doing on the roof of our circular room.
Cliff's notes: check out the people before you buy and make sure that your personal values are compatible.

Ruston if you’re staying in Louisiana. Very conservative area, DFW is a day trip away, and Tech is big enough to give you some university-offered entertainment options.

I was just in Nashville for a week for work. Granted, I was only exposed to the touristy things, and didn’t get to see the underbelly every metro city has. It was clean, people were nice, and their Broadway area looks like Bourbon St with all the bars, but twice the amount of people. There wasn’t an ounce of fear of being stabbed, shot, or otherwise molested. I left really impressed.

We sold everything early last year and moved to Colorado Springs. Don't regret this decision one bit. Mind winters and no humidity. Housing is more expensive but if you love he outdoors this area is for you.
