I live in a house on a golf course in Jefferson Parish.

Yes, there is urban creep everywhere. Yes, things are bad. But my kids are grown and I feel relatively content where I am. I left New Orleans in the 90s and moved to Knoxville. Lived there for a year and a half, couldn't wait to get back.

I am thinking about putting in a pool.

Leasing a nice house is smart idea in TX. Ownership has its pluses. But when you figure the property tax savings, it makes sense.
You get to respond the rewards on the income tax situation, and dodge the high property tax.
It's a thought

This is where I am with the thought process. My youngest graduates high school in a few years and we are going to strongly consider getting out of this dump of a state.

Elderly parents and great friends here is the positives keeping me here. Plus I make damn good money that allows a good quality of life despite all the crap around here.

I will want to find a new job (probably still oil and gas related, but I don't want to live around Houston.

moving to (parts of) florida or one of the texas cities has no appeal to me anymore.

Similar, when I move I want to be off the Gulf Coast, so no FL. TN & NC are the front runners right now, but will be vacationing in other areas to scout possibilities. Most likely not moving until we retire given our current setups.

You do realize they just build the costs of the property taxes into the rent. So, you are still paying the high property tax. You may even be paying more than an owner because the house you're renting wouldn't qualify for homestead exemptions

I've heard Tennessee is full.

Florida would be great.

We knew a couple who moved back to near Charlotte. Both had jobs they loved in LA. But they realized their children were approaching teenager years and if they stayed in NOLA too long, their kids might marry there and be tied there forever. They wanted better for their children and grandchildren.

Many people who still work in New Orleans have moved to the MS Gulf Coast and just commute.

why would you make yourself a target for the I10 serial killer(s) in the East by moving to the Miss. Gulf Coast? You'd be safer moving to Houma/Thibodaux.

If you're gonna move, move. Get out and far away so you can leave the stench of this dysfunctional state behind.

First place to look is anywhere you can live near family. With kids, it is impossible to quantify how much stress is lowered when you have someone that can help watch the kids in a pinch or even just give you 1hr for dinner with your spouse once in a while.

This is the biggest reason we moved back to NOLA from Houston after 5 years post Katrina. We wanted to be close to family to have help with raising kids / wanted the kids to know their family.

Outside of NOLA metro the only other places we have family are Baton Rouge and Jackson, MS metro... and neither of those two places seem any better than NOLA metro.

Texas is pretty cool. Austin, if you can afford it.
Dallas if you don’t mind living around a bunch of 50k millionaires. San Antonio if you want a city similar to New Orleans but a Hispanic version. And waaaaay safer

Lots of good small towns in texas too.

Who the f*ck wants to move to Salt Lake? That's the worst advice I've ever heard?

Hard to break in if you aren't Mormon. Ya think?

How often do you see this family and how often do they come help take care of your kids?

It amazes me that people will sacrifice basically the entirety of their quality of life to have someone babysit for free once every couple weeks. I'd rather live somewhere great and pay a neighborhood kid $25 an hour to babysit.

I think you have it backwards. People who move away from family end up sacrificing quality of life just to be someplace "cool." Marriages with a family support structure have higher success rates.

I realize a ton.

All situations are different, But I know what works, and leasing in a non income tax state crushes ownership.
No interest hikes, maintenance costs
Lower insurance
No property tax

I have several friends that make over 1M per year. Have apt in Houston region, register there for license etc, become resident Yada yada....all income registers there
So yeah, they can pay 24k per year on a condo, yet saving 90k+ on income tax.

Maybe not at 50k per year. Carry on.
