This will eventually happen to the housing market as a whole but the losses will be less. The prices today do not correspond with what people are able to pay.

One problem that Galveston got is that 19% of property is off the tax rolls as owned by foundations, trusts and other tax exempt entities.

My guess is that its a bunch of people bought them as short term rentals and expecting to positive cash flow. But the combination of overpaying on purchase price, high interest rates, skyrocketing coastal insurance costs the last few years, and high Texas property taxes are making it impossible to turn a profit for anyone that bought in the last few years. Add in the headaches of dealing with short term renters and the more frequent repairs and maintenance and people realize that being a STR landlord isn’t the great investment they thought it would be.

The downtown is nice and punches well above its weight with food and drink. I wouldn’t want a house there just for the beach, though.

The only excitement I saw was their cops throwing a drunk through a bar's plate glass front window.
We got there before dark and saw their muddy beach. with cars parked all over. Cops were ID'ing people and making a lot of kids pour out their beer and leave.
