I'm talking about prime land thats off the tax rolls for whatever reason.
UTMB owns a lot of land. A lot of federal land on east beach. A lot of land ended up in historic trusts and foundations that are tax exempt for whatever reason. All of that makes up a significant portion of the tax base.

If you aren’t beachfront of bay? Galveston really doesn’t have much bay. The ports are actually used and very active. The middle of Galveston is awful. Beautiful old homes. Limitless potential if only……

Galveston isn’t just short term rentals but I’m sure many or most are rented, it’s 2nd homes in general that no one wants anymore. Covid shutdowns made anyone with any money look to buy a second home outside of the city because so much in the city was either shut down or made people nervous to go. Galveston benefitted greatly from that, as did most beach and mountain towns.
Galveston was cheap for a beach town and easily accessible by Houston and east Texas.
This is just a giant bumble that’s finally popping, unfortunately for those people.

All of the above plus what they are having to pay into the Condo associations. Some coworkers have properties down there and it's astonishing how much it costs per month even if you have zero debt.
