If they walled off the basement into another unit and rented it independently he could likely complain about that too depending on the zoning (which he’s certain he’s accurate with but doesn’t understand...)

but I have a sneaking suspicion he’s praying two unrelated people live on separate floors and he can call it multi family as his next bad idea.

again, it is discriminatory. As someone else said, HOA restrictions are an all or nothing approach. A judge, in a lawsuit, will not enforce discriminatory restrictions like this one. You are better off just having a no rentals rule; but even then are open to fair housing lawsuits. Additionally, not all renters are rednecks who park RV in front yard.

From the KISS method playbook, easiest route is to talk to either the owner or renter about the expectations that the neighborhood would like to keep. From experience, this is easier at a neighborhood party/grill.

I haven’t read through the thread but I would sue the shite out of your organization if you did this to me as a new homeowner in your development. You can put background check requirements for renters but I seriously doubt you can put a percentage cap on which houses you would selectively permit to rent under these rules.

A guy in my neighborhood rented a house to a single mom but after 4 no knock warrants from the neighborhood watch she moved

This is a Christian neighborhood

Stop trying to control what someone does with their property. You people are the worst.

Form a reasonable HOA with maintenance requirements to ensure the house is kept up no matter who is renting it and leave it at that

#1 you can't place a restrictive covenant on someone's property with a neighborhood vote
#2 you said the friend is selling his rental in a year - what if the next person rents it out to some lowlife

When we bought our home I was excited that we had no HOA.

Fast forward 10 years - My neighbor retired and now buys boats (big arse cabin cruisers) and cuts them up with a loud saw. I have no idea what he's doing, best I can guess is he's selling the trailers.

At any time he will have 3-4 vehicles and 4-5 boats all pilled up in his yard/driveway. And is up all hours sawing.


HOA's are a pain but also your friend
