Yep, my sister owns 2 houses in Nola and she's looking to GTFO early next year. Very surprising.
I was looking to buy this past year, but changed my mind. 99% sure I'm not buying in Orleans Parish.

I am far from rich, but we just bought a house in NOLA that was right around the $500k mark.. While youre correct that the issues you listed above might not be as big of a deal to me, I'm pretty worried about the random crime and the flooding; those two elements dont discriminate, no matter how much you paid for your house. However, if you want to live IN New Orleans, your options are extremely limited.. Didnt want to spend 2 or 3 hrs a day of my life sitting in traffic, neither did wife.. Like most things in life, living in New Orleans is a tradeoff..We just bought the best homeowners/flood insurance that was available, and we're gonna hope for the best.

That's weird. Everyone I know in Nola who is hardcore about the city, absolutely hate jazz fest. Hell, I've played at it twice, and never stayed until the end of the night. Only good thing about it, is the shows after the festival of over. And those are usually a rip off.

I moved away 13 years ago and haven't looked back. That said, many of the things that I like about here (Las Vegas area) have little to do with New Orleans:
Centrally located to areas like the Grand Canyon, Zion NP, Cali beaches.
Love the mountains and wide open spaces, especially along AZ and NM.
No hurricanes.
Being a road enthusiast, having both Route 66 and the Pacific Coast Highway within a few hours is very nice.
Having football games starting mid Saturday and Sunday mornings doesn't suck, either.

We left three years ago. Zero regrets. I still love visiting, but you'd have to pay me a lot of money to live there again. We moved to Nashville where a middle class life is possible without the BS.

In madisonville, you pay $150 a sqft for a brand new home on a very large lot with great public schools
