Agreed, but if all this is saying is "You have to publicly list it" it doesn't mean you have to allow the general public to see it. You're saying you have to allow the general public to see it if you list it, I'm saying that's not true to my knowledge. You can allow just the private party you were talking with to see it and no one else.

And what in this law would stop you from doing that? You just have to put it up on zillow at $20M for a few days and you comply. Is it stupid, yep. Is it something that's actually going to change anything, nope.

Once a house goes on the public in MLS the seller's becomes limited in their ability to screen potential buyer’s if they are going to allow showings.

If you're selling it privately you don't need showings. You already know who is buying it. They've already seen your house.

It’s a way to prevent “undesirables” from moving into exclusive neighborhoods. The state governments up there are making the penalties minor, because the reps want to keep their neighborhoods exclusive.

Value is what someone is willing to pay. I used the same agent on the last two homes I sold and purchased. Worth every penny.

You don't have to use a real estate agent. My father was military for 30 years. We moved about every two years. He never used a real estate agent.

Besides, no realtor will be ok with you listing and then not showing your house. They want the sale fast!

But it's ridiculous that you have to open the information up to the world that you're selling it at all.

The point of this isn't that it forces you to show it to people you don't want. It's to give them the ability to sue you over claimed discrimination whereas private sales cut that off. Similar to posting jobs and rejecting candidates who can take that to the EEOC.

So then we should just be cool with all stupid and frivolous laws created to try and correct some perceived "wrong"?

It's my house, I want to sell it however I see fit at whatever price I want to whomever I want.

I think what this is saying is a realtor can’t list a property and not give everyone an opportunity to buy it.

I’m not sure who this is legal if someone mentions they are potentially looking to sell and an agent says they’ve got a buyer.

Most “ Pocket listing “ I’m aware of, revolve around the agent holding off for a couple weeks before dropping in MLS to allow the seller to get the house ready, take pictures and create marketing materials…. Etc…
