Connecticut, New York banning “private” real estate listings

Connecticut Becomes Latest State To Restrict Private Listings
And now the real reason:
quote:
The new law is aimed at private or "pocket" listings—or marketing a property to an exclusive group of brokers or prospective buyers, before the broader public gets a chance. Aimed at consumer disclosure, the bill threatens a fine of up to $5,000 or suspension of a real estate professional's license.
quote:
The New York bill has already passed the state Assembly, meaning it only needs Gov. Kathy Hochul's signature to become law.
This follows a similar ban on private listings in Washington, which was signed earlier this year.
And now the real reason:
quote:
In today's constrained housing market, prospective buyers and tenants, including those using housing vouchers, may never have the opportunity to make an offer on a property for sale or lease simply because they were unaware it was available

Maybe I am dumb, but I'm good with people selling their properties to whoever they want to (assuming there are actually things in place like not selling to China or Russian or some shite like that).

If it's just $5,000 and not a license penalty, they won't care for these big private transactions. Their commission dwarfs that.

Agreed.
Your property, you should be able to sell it off market.

If they are on vouchers, how are they buying a fricking house?
Even with a lease, I’m fairly certain that a property owner is NOT required to take Section 8 because of the additional handcuffs that come with such a program.

I'm coming down pretty "meh" on this. If the law is simply saying "you have to publicly list it" it's not that big a deal. The actual private parties will still negotiate and settle where any outside offers simply won't be accepted because it is still a private transaction.

Democrats sure like to restrict individual freedom.

Arguably unconstitutional
Definitely draconian
It's the democratic socialist way

Private listings can be beneficial to families, especially with young children that are still in a house and trying to sell. It allows them access to networks where they can sell their house, but not have to get it ready for the general public, who comes in and does all kind of wild shite.

There’s already a big lawsuit between Zillow and Compass for this practice. I guarantee poors with vouchers had anything to do with Hoschuls decision making.

Why would they have to show it at all? Just because your house is listed doesn't mean you have to allow showings (at least as far as I am aware).

I'm with you on this. No different than CompanyA having to post a job offering in public, but they already know who they are going to hire.

Unless you’re selling to an investor. It’s very hard to sell a house without showing it.

Wouldn't this dictate you had to use a realtor to sell your property?
I can't imagine that's anywhere close to legal. Just Democrats doing Democrat things all while professing they are the party of freedom.

Ban real estate agents as a profession.
Disproportionate cost for value they bring.
Taking 30% or more of someone’s equity as commission to do relatively light work to sell.
AI will shred it.

You don't have a problem with the government telling you how you have to sell something you own?
If I want to sell my house to a friend or neighbor I should be able to do so and no one else needs to be involved. frick the government.
