Once Craven had a look inside the home, it was evident several people were living there. They brought in some of their furniture, ripped up the carpet, and installed tile flooring and countertops. The work is not quality and Craven says it all has to be redone.
Most of the furniture that remained in the home from Craven's in-laws was solid wood with an original finish. The squatters painted nearly every piece a matte black. They took the same paint to the molding, the stair banisters, and the windows, and even painted over some of the glass to black out a room. Other areas had been painted a matte white, including the kitchen. Appliances were painted white and, in other areas, painting had begun but was not finished. In one of the upstairs rooms, graffiti covers the walls.
One of the upstairs bathrooms was destroyed, and there are holes in the walls and missing parts of the ceiling. Craven found drug paraphernalia and empty liquor bottles left behind.
"Drug using, drug dealing, I don't know if he was renting rooms out to females," Craven said.
Guerin had somehow switched over the water bill to his name and had found a way to get electricity. The locks had also been changed.
"The house did need a little work but now it needs everything," Craven said.

What’s confusing is the home owner says he goes by every day. Obviously not. From the pictures it looks exactly the same as when the guy was in there last time. Maybe homeowner should clean it up and invest in iron fence.

That why I would just sell it to a flipper for a lot less.
There is a lot more damage now and the guy obviously don’t have the cash fix it up now.
If he gets the guy out for a second time it will be a rinse and repeat vs someone who has cash to get the project going with people onsite daily fixing up the house.
Use to have some homes in Red Oaks and a few in Sherwood that I fixed up and sold. Unfortunately, I had to evict a few people that tried coming back a few times. This area has a lot of drug addicts who do this. I had crews onsite daily remodeling the homes, I was onsite a lot, and sold the places quickly to solve the infestation from crackheads.
There is a lot more damage now and the guy obviously don’t have the cash fix it up now.

I dealt with a guy walk right past me infront of my duplex while I was cutting grass saying he wanted in.

I told him I was the property owner and get the F off my property.
These homes are older, typically larger, depends on the year some have aluminum wiring which you should change that out, they probably messed up the electrical meter which can be $2k to $4k, and you have not got into plumbing, exterior fixes, interior flooring, etc.
Just a money Pitt and got to watch your Pennie’s while remodeling it right or you can lose your tail on these homes.

Yes, BRPD has lost their leadership and become worthless.
They are becoming more of a burden on the city parish in civil suits, officers engaging in criminal activities, and not responding to complaints. Most of the officers do not live in BR, also they are not from the city of BR. They have to learn the areas compared to people who grew up in BR.
As far as this situation it a problem.
The longer the squatters stay in the house the repair bills go up vs is it worth repairing. The justice system is not doing anything to solve the problem.
Why have a justice system as it seems to protect the criminal vs protecting the victim?
Eventually, I see mobs coming back to control areas and handle situations like this as people get fed up with the lack of a functioning justice system.
Unless the squatter prices the house for real cheap, no one going to bite without going through the title search.

Just recently had a conversation with a coworker about a similar situation in California. This "squatter would just happen to disappear and maybe reappear hundreds of miles away where "someone" dropped him off with duct tape around his hands, ankles, and mouth.

The way you solve that is once you get them out, you have someone drop you off there to stay for a few days. Make sure no cars are in the driveway. When they go to break in your house, you defend your home by shooting the intruders dead. The end.

From this thread I learned if you own a house no one lives in make sure the property taxes and utilities are being paid in your name otherwise the police will use that as an excuse not to arrest squatters.
