I have a lot of squatter stories. I went in first to clear a house out one time before letting my wife come in with me for an inspection and missed the big black dude hiding in the back of a closet. He jumped out at her while she was taking pictures but he was nice and apologetic. He grabbed his things and left. I open carry in a lot of these houses if it looks suspicious and in a bad hood.

Then a succession was completed at some point. If not, you will have to have one completed if you sell the house.
When I was a realtor there were a few times closings got held up because a succession had never been completed so the closing attorney had to hustle to get one filed to close the property.

Yea she screamed and I went running to her. I was in the kitchen and this was in a bedroom. The dude was huge and my wife is tiny. Could have been bad. He hid really well when I was clearing the house out before letting her come in. I knew someone had been there because all of the signs were there. Food, sleeping bag, clothes, etc and a broken window but when I saw no one I figured he had already left.
Went in one Friday with the same things present but no one was in it. There were fast food containers and a sleeping bag where you could tell someone had been coming and going. The front door knob was broken off too. We are starting a rehab on that one next week so the squatter will have to find a new place to go.

I inherited it when my mom died, an offer to purchase the house was made and accepted while the will was being executed, all transactions were completed by the executor, the only thing I had to do was endorse a check and deposit it in my bank account

The fact that the squatter claims to have paperwork showing that he paid property taxes gives him absolutely no ownership rights.
He put the house up for sale but no one in their right mind would buy it. Certainly no bank or title company would touch it.
This should be an easy one for the owners.
