It doesn't matter. You can request an eviction simply stating owner wants his property back. It's why some people sign month-to-month leases so they can evict anytime.
I had to evict a squatter from one of my rentals once before. Went and filed stating I wanted my property back as the reason for the eviction. Never had a lease or even a verbal but it didnt matter. The people left once the 10-day notice was posted thankfully.

If the house being an older one in Sherwood Forest or Broodmoor cost more in repairs than it is worth, sometimes it is better to demo and sell the land.
If you inherited the house it a huge liability.
Choices
Do I sell as is?
Do I fix up and sell getting the same profit as selling as is?
Too many unknowns at this point with a squatter in it.
Then run into having the finances to redo this place, wait until I sell it, and profit.
Do I demo and can I get my demo cost and some profit out of the sale of the land?

I feel like for fun I would go evict the SOB for this guy. Also sounds like the actual owner of the house is a pussy. Can we just organize a good old fashioned lunch mob to show up on the front yard. The squatter is white so no one will care
