I have done evictions for deliquent tenants and had to get writ of possessions to remove previous homeowners after gaining title at sheriff sale.
I have never heard of evicting a person saying he is the rightful owner, which I suspect is the case here. So I am unsure what the process is to get this POS out of the property in this situation. You seem to be more experienced in this that I am.

My helper spotted them first from the window before we went in. Had to call the cops to come get them out but the house was nasty and it was hot as hell. The house literally smelled like arse. Not sure how you get busy in a house with no air movement in LA in August. It had to have been over 100 degrees inside.

I have read where squatters will have fake leases that stops the cops in their tracks (civil matter).
What if this squatter has a fake bill of sale/deed in his possession and stops the cops (civil matter)? Does it go before a judge at that point?

What state? In LA a property goes through a succession regardless of whether there was a will or not.

I’m thinking the owners don’t have the correct deed to properly show proof of ownership and thus have the sheriff remove the trespassers. And if the squatters show that they paid the property tax bill, I can see it buying them some time to stay in the property.
