Property Lines

If this is the wrong board then please advise.
Just found out that my property is a lot larger than I originally thought it to be.
We purchased this house back in 2009 for $100K under market value during the housing crisis and have been slowly making improvements. During my research to replace the exisiting fence, I realized that the fence the previous owners installed is a few 100sqft short of the listed property line. It also appears that my neighbor's fence (diagonally behind) is on my property. See pic below. my property outlined in green.

I know the boundary line may not be accurate in the photo but I wan to know:
What's my best course of action to remedy this discrepancy?
Are there public employees that mark boundaries?
Should I notify HOA?
Contact Tax Assessor?

How did you discover this?
First action would be to get a survey completed and mark any servitudes, access ways, and encroachments. Once you have that you can address the issues with your neighbor. Normally you’d have to tread carefully, but by the looks of THAT neighbors fence vs all the others, he knew damn well what he was doing.

Are you sure the property line in the front yard is correct? It appears the aqua line is offset.

If the place is located in a subdivision then it's likely there are already survey rebar in place. Do you have an abstract?

Just curious, but did you draw a box the size of you lot limits and lay it over your property to come to this conclusion?
Because your box starts about 10-15' from where I would presume it starts at the curb.
Also, there could be drainage servitude or similar as to why there are no fences in that section.

Very interested in what you end up doing with this. My neighbor behind our house built a fence that is on our property as well. There on a weird corner lot and I'm sure they expanded to a small ditch to make their backyard bigger.

Is it always wet just behind your fence? It looks like the previous owner may have moved the fence up to avoid dealing with that area of the yard.

Google maps shows property lines, too. Wouldn't say that's super reliable, but will give another mark.
From what I can tell, maybe I'm looking at it wrong, or maybe Zappas Stache is right about drunks drawing lines, but it doesn't look like encroachment to me.
Even if it is, you have every right to make someone move a fence off your property.

It’s not. Those lines are not intended for exact property line determination. It’s just an overlay that is usually off. As others have stated, get a survey is you want to know for sure.
If you ave access to a metal detector, you might try searching for the survey pins. Shouldn’t be to hard to find since you k ow approximately where the lines are.

Tax assessor site is not accurate and says so, or at least every one we have ever used- and we use them hundreds of times a year. How did you buy property and not have it surveyed in the first place? Call a surveyor and get your checkbook ready.

I discover the commercial property behind me had built the fence 3 get into my yard. Had a survey done and they were forced to move the fence and repair my property.

Pay for a survey or go find the iron pipes at the property corners yourself with a shovel and/or metal detector.
Some google earth imagery regardless of the source is not an accurate measure to enforce your property limits or define encroachment.
Should cost $400-600 or so if you just need corners and no elevation.

Beware if the houses have changed hands a few times since the fences were put up.
In some jurisdictions if two adjacent owners ever got together and said “we don’t know where the line between our properties is, let’s agree to this,” and then they shook hands and built the fences, you may be stuck.

Go to your HOA website they should have plat of all filings showing exact dimensions of each lot.
