How did Gulf Shores/Orange Beach get so pricy?

I priced it out and we wanted to stay at the Phoenix II and it was roughly $4400 with taxes and fees for end of July going into August. I just priced an all inclusive in Cancun with flights for 4 and it's just under $3500.
I haven't stayed at a beach condo since covid, is it just spillover from that causing inflated prices where demand just keeps going higher?

Prices had been tending up the past decade, but international travel bans and domestic flight restrictions during Covid increased demand massively.

We are going to The Dominican republic in mid June. I honestly think for a five night trip it’s going to be cheaper than going to Perdido.

Strange enough is that I just went to Perdido two weeks ago and 4 nights at the Palacio was only $1,200.
It's not the fanciest condo down there, but the kids and the sand didn't know the difference.

doesn't look bad, but end of July is $2390 for 4 nights.
We just decided to stay at Margaritaville instead because there a lot for kids to do there.

This is a shoulder season rate, kids are mostly in school. big difference. Especially if you booked it last minute as occupancy is down this year along the gulf coast.
But yes prices for everything have gone up. Condos are worth a lot more, property taxes are way up, labor is way up, and insurace is way up. Plus demand was up so prices skyrocketed.
Given that, I don't think people are still 100% comfortable traveling to mexico as a whole so their demand is down I'm sure. I'd expect that to change soon, winter is the busy season in mexico/ carribean generally so I'd bet rates go up a ton by winter.

My folks are in the process of selling their 2/2 condo in that building. They put it on the market just to see if there would be any takers and they had someone offer $750k the next day. Put it on the market for 7, the buyers offered 650 I think. They said no and then the buyers immediately came back and offered 750. Crazy.

Yep...round trip airfare to Cancun in Sept just ran me less than $550 for two people. 4 nights at an excellence resort was right around $1500.
My condo alone for July 4 in Gulf Shores was more than that.
We havent gone to the gulf coast beaches for more than just a long weekend here or there in over 5 years and it very well may be that long again.

I think it's demand over inflation. if it was purely inflation I couldnt go to Mexico cheaper than I could go to Orange Beach for

I have stayed there a couple of times and enjoy having access to both the lagoon and the beach...each one is about a 50 yard walk.

We used to stay in a 3/2 at Ocean Breeze East for around $1,200 for 7 nights in June. We quite going there a few years ago, but were in Gulf Shores in 2018 and I think I paid $2,500 for a 2/2. I'm dropping $5-6k now but getting a house that holds 15.

We’ve been staying over in Ocean Springs and then driving over to Dauphin Island. Occasionally, we take the ferry over to Ft. Morgan. It’s too crowded and pricy.
