It is 500 feet from the Amite and is designated as wetlands. Flood zone rating is "of course". 2016 flood was 10 years ago and some folks will never learn. IMO this property is worth around 350, no more.

Not necessarily. I used to have a customer in that area with A LOT of decking and similar landscape. Although the property as a whole was much smaller (+/- 5 acres) the deck was similar. I forgot what wood he used but it wasn't your standard treated pine from Home Depot. Anyway, he used a high quality sealant and reapplied every 2 years with a backpack pump sprayer and his deck and rails looked as good as new. This was around 2010 and the house was built in the 80's.

In 2016, the highest parts of the property hand 6 or 7 feet of water. I don't know if any of the land is above base elevation. The part along the river floods a couple times per year.
