What does price per acre go for in that area? Is most of this property wetland?
I feel like the right architect could do something pretty awesome with the house. It's got a good base to work with. Probably take close to a million to do it.

You are basically just paying for the property. Whoever buys it either turns the whole thing into a subdivision or someone buys, tears down the house and builds new
