Would you accept this real estate offer in this market?

$20,000 under asking price.

Seller pays up to $15,000 in buyer's closing costs.

Seller pays buyer's realtor 3% commission.

Seller pays title insurance policy.

ETA with context:

Long story short, a friend of ours is being forced to sell her house due to her divorce decree and her piece of shite ex-husband was offered this through his realtor (she has 18 months to sell or he earns the right to sell it out from under her). She's at 15 months.

He gets $40,000 regardless of profit made on the sale so he doesn't care how much she makes.

I mean it’s been solely depends on a number of factors How long has it been on the market? Have you had any other offers? Is there any problems with the house? Do you have to sell it right now? The list can go on and on and on details matter

So $35,000 under asking plus additional 3% of purchase price plus title? LOL, no. Not unless you are desperate and need to sell.

That buyer can't afford your house.

Is to 20k off of a 750k house, or 20k off of a 120k house. Kind of a big difference there.

House tax appraisal is supposedly $442k.

She's asking $430k.

The seller paying the buyer's realtor commissions is pretty standard practice

The "up to 15K" in closing costs sounds terrible but what are the closing costs? If it's significantly less than 15K that changes things.

Guess I'd look at it as a % basis. 20K on a 200K house is a bigger bite than 20K on a much more expensive house.

Gotta give more information to get decent answers…..is the asking price $30,000 or $3,000,000.

I always like to frick with people that make insultingly lowball offers. Do something like counter with $20,000 above the asking price!

I realize she wasn’t going to move out in a month but waiting until the last minute is not smart either, especially if he can sell it out from under her.

I would do it in this market.

You never know if or when a better offer comes along. But I would do 2.5% commission and 10k buyers closing

She's trying to have the divorce decree amended to allow her to keep the house.

They bought the house during the pandemic so her interest rate is really low.

Ex-husband handled all of their finances and he had an affair.

He didn't pay the mortgage, car notes, utility bills, credit cards, etc., for months so he could stockpile money to move across the country to be with his mistress.

He drove her credit score down to the low 400s due to his deception. She can't afford to buy a new place with interest rates being what they are right now.

He not only abandoned his wife, but their 2-year old daughter and 4 pets as well.

He supposedly lost his job in New Jersey so he hasn't paid child support in several months.

Tax appraisal doesn’t mean shite in this scenario.

So we’re at $380k ish to the seller after everything.

Assuming $430k is fair, I’m countering to get that up to $395-400k to the seller.

If she likes the house and can afford the note, I’d do that even if the financial concessions are similar to the net $380k offer. Especially since he’s not paying his share.
