A good, operating pizza restaurant isn’t worth $4.5 million.
I can’t imagine anyone being dumb enough to pay that for a pizza restaurant that closed because it sucks.

Your have to forgive me for that mistake. Fleur de Lis is every bit as dilapidated and empty now as it always was. That place had unimpressive pizza and a rude staff. Surprised it didn’t fail 20 years ago.

That’s fricking hilariously delusional. Food was absolute shite. The building needs to be demolished and the land isn’t worth that.

I love their pizza and the whole vibe.
But they’re high as giraffe pussy if they think they’ll get $4.5m.
I do think a savvy person could crush it there with minimal changes. I think it’s probably worth 2-2.5.
ETA:
1. Take credit cards
2. Hire a real bartender with a real stocked bar behind them
3. Paint inside and out. Same colors, just fresh paint.
4. Tall wooden privacy fence behind it and tons of lighting outside.
5. Better trained staff
You do that and keep the overall vibe and recipes, you’ll do very well. Despite some people hating the food, there are tons (like me) that absolutely love it and will always be customers.
