Democrats LOVE to raise prices and taxes so they don't have to be around the poor....

Then they elect idiots who will "solve" the "crisis" they created by stealing from those that produce.

It is amazing to watch.

The effect is having more poor and squeezing out the middle class, as their policies subsidize the poor through those taxes to buy votes.

I bet if you gave me absolute power over NYC Zoning and permitting, I could solve their housing crisis in less than a year. I could probably get median rents in Manhattan below $1500/month.

No you could not. Do you have any idea how much it costs to build an urban apartment building and how they’re financed?

Make sure you understand "mean" versus "median".

Mean is the average

Median is the middle.

Mode is the most commonly occuring

If there is a village with four houses and the rents are $1000, 1000, 1000, and $40,000:

The mean or average is $10,750

The median is $20,000

The mode is $1000.

All three are important to understand, but all three do not tell the same story. IN this example the mean and median seroiusly distort the fact that most people in our make-believe village don't pay a huge rent.

That's just insane.
Eh. The median renter also doesn't need/have a car. I wonder how much that lowers the overall cost.

I mean, I know its lowly Alabama, but crazy to think that $5k a month for renting an apartment is the same as a mortgage payment of a house around $750k, maybe more.
Jobs pay more and you don't need a car.

Just a quick search leads me to believe that $5,000./mo is asking price for available rentals, not what current residents are paying per month in rent.

As you would expect it depends on what you rent. My daughter (pics on file) paid $2850 for a single in East Village. It was pretty small. She just moved to Brooklyn last week and is paying $2800 for her share of a 2BR/2Bath apartment with more space and amenities to the building.

You’re not entitled to live in Manhattan.

And rent controls or freezes which sound great to the average idiot but ignores reality...which is that they create slums and reduce supply.

The crux of that is that long time residents feel entitled to live somewhere just because they’ve been living somewhere. Rent control placates that

No amount of zoning laws will change NYC pricing when the demand to live there is so high.

The only way NYC prices will ever come down is if a natural disaster displaced a huge percentage of its residents

Nah, assuming a 20% down payment, a 30-year fixed rate around 6.5-7%, and including taxes/insurance, you’re going to be between 650k to 850k.

In your example, the median would be 1,000. Average of the two numbers in the middle.

Median is generally the most useful metric for continuous data that is skewed (in this case, the upper limit for rent could be very high). I don’t think the mode will tell you much here
