Payment should be no more than one-fourth of your take-home pay on a 15-year note. This is what I subscribe to. It may not work for all.

While that is a good benchmark, there's a big difference between 25% of 100k and 300k take home. If I'm taking home 100k, it'll be most likely on the higher end of percentage. If I'm at 300k take home, I'll be probably closer to 15% of take home or even less depending on needs. More needs to be assessed in terms of left over income for savings and other life expenses.

So right before the housing market crash? Damn that's bad timing.

Well, location and how the market is doing makes a difference. Their are people who've had the opposite happen to them as what's happened to you.

In the Nola area(even the suburbs) that will get you a mighty fine piece of shite or a house that looks like it was last updated since Mike and Jan Brady lived there

Not everyone is dumb enough to overpay for housing in NOLA

Less than half that.

And our house has gained $30,000-$40,000 in value since purchase.

Over. Why? Because my household income is more than the average home owner.

I'm a good bit over, but mostly due to high property taxes in the Houston area. Previously, I was under 1k a month for a 175k house. That was with much higher insurance rates in south LA as well. I put 20% down in both scenarios though.
