Over. We needed more space. Now we need less space. I suppose we'll move again once the kids are out of elementary school.

20% down on a 300k home at 4% is right at this number. The going rate is closer to 4.25-4.5 lately so it's probably closer to 280k.

Many people don't have the liquidity to put 20% so it's probably more like a 250k home with 5-10% down with the PMI added. I imagine many, many people here are around this. We aren't all OT ballers. Just liars.

Over mainly due to property taxes being high and the requirement to have Texas Windstorm insurance

But the state income taxes I don't pay make up for it

Not really all that much opportunity cost. I look at it as my low risk portfolio and I know exactly what my return in interest savings is.

And whatever opp cost there is, is worth to me to know that if I get a job offer tomorrow that I want to take or need to take, moving won’t be a major impediment. The piece of mind is worth it for the lower return on a small part of my investment strategy.

I also pay no state income taxes and my kids get a private school education at a public school price.
